Avery Ranch is a spectacular piece of southwestern Colorado, just 20 minutes from Durango near Hesperus, Colorado. This working ranch is 392 acres and includes 100 acres of pastures and hayfields, and almost 262 acres of high-fenced wildlife preserve. Avery Ranch has been used to raise elk, buffalo, cattle, and some of the finest performing quarter horses in the country. The centerpiece of the ranch is the 12,700 sq. ft. lodge or main residence. This impressive log home is the perfect place to host large events, corporate retreats, seminars, or for use as a bed & breakfast. The ranch is zoned commercial and has plenty of room for a 5,000 foot private airstrip. A commercial water well, multiple septic systems and a paved drive are all in place. The entire ranch is an excellent candidate for a conservation easement. Seller will subdivide the ranch.

The rest of the ranch is home to a wide variety of wildlife including deer, black bear, migrating elk, coyote. A host of smaller animals are attracted to the lush habitat as well, especially wild turkeys.
The game preserve has been hunted with the philosophy of "big-game catch and release."
A dart rifle has been perfected and used for limited hunting where the animal is downed, picture taken, antlers removed and the animal walks away able to grow a more impressive set of antlers the next season.
This is a unique approach that has allowed the herd to prosper. Only the elder bulls are taken in the traditional way when their health is weakened and in jeopardy. For the new owner, all options are open for establishing the purpose for the preserve.
