Location:
Located on the west side of Blue Mountain and just south of the Pinewood Reservoir in Larimer County, seven miles north of Lyons and ten miles west of Loveland or Berthoud. The ranch is twelve miles southwest of Estes Park accessible from the north end from Pole Hill Road (CR 18E) along Pinewood Reservoir or from the south via Blue Mountain Road (CR71). Blue Mountain Park Ranch is in a unique location and is convenient to all Front Range cities yet is private and rich with wildlife.
Property Description:
Blue Mountain Park Ranch ranges in elevation from 6,200 ft in the grass covered park areas to the timbered Blue Mountain at just under 8,000 ft. and consists of approximately 1,350 acres. The north line of the ranch is just one half mile south of the Pinewood Reservoir with the west boundary along a ridge of rock outcroppings and ponderosa trees that look right into the Roosevelt National Forest and Continental Divide. Along the west side, at the mid point of the ranch and to the southwest corner, there is a steep canyon with spring activity flowing down through the bottom. From either side of the ranch, there are long distance views from Longs Peak to Pikes Peak. There are minimal improvements; the property is fenced on three sides with a natural barrier along the west side. There is one horse barn with three stalls along the west and a 30 X 60 Morton Barn with a set of corrals near the north entry.

The ranch has four adjudicated springs, further described as follows:
Sasquatch Spring, located in Section 6, NE1/4of the NW1/4, 8 gpm
Thunderbird Spring, located in Section 1, SE1/4 of the NE1/4, 8 gpm
Edmonds Spring, located in Section 1 SW1/4 of the SW1/4, 2 gpm.
Bobs spring, located in Section 12 NE1/4 of the NW1/4, 8 gpm
Recreation and Wildlife:
The ranch has unlimited possibilities as a hunting/wildlife ranch, livestock operation, horse ranch, family retreat, full time residence or mountain getaway. With its plentiful water resources and grass for feed, the ranch has year around resident elk and deer on the property. Three land owner tags come with the property and the ranch is in an area that usually has plenty of leftover tags. There are turkey, grouse, fox, coyote, bobcat, and the occasional mountain lion and bear along with a large variety of bird species.
Operational Considerations:
The ranch has been used as a Bison ranch for the last several years and is protected with a conservation easement with Larimer County Open Space. The easement prohibits the development of the property but provides for ranching, recreation, ecological observation, hunting, and residential use - all while keeping the property private to its owner. There are two reserved out-building sites on the ranch, one of which has a poured foundation and drilled water well.
