The 1,471-acre Clark Creek Ranch is located in the heart of the Blue Mountains in northeast Oregon just a few miles from Wallowa-Whitman National Forest and Eagle Cap Wilderness. The terrain consists of open meadows, timbered hillsides and pastures with numerous water sources including ponds, springs and the north fork of Clark Creek which runs through the property. The ranch has a comfortable home overlooking the creek, two barns and a hunting cabin. Recreational opportunities include hunting, horseback riding, snowshoeing and snowmobiling with great fishing only minutes away.
Location and Area:
The Clark Creek Ranch is approximately 10 miles from the town of Elgin, five miles east on State Highway 82 and then south on county-maintained Hindman Road. The ranch sits about two miles west of the Wallowa Whitman National Forest and three miles west of the Eagle Cap Wilderness.
Elgin, a town of around 1,700 people, is in a rural setting with a K-12 school, post office, grocery store, banks, hardware store and restaurants with major services available in La Grande (20 miles), Pendleton (64 miles), and Kennewick, WA (95 miles). La Grande has a small municipal airport, Walla Walla, WA has a regional airport with flights to Seattle, and Boise has a commercial airport with direct flights to several major U.S. airports. La Grande is also home to Eastern Oregon University.
Climate:
Clark Creek Ranch is situated in the Grand Ronde area of northeastern Oregon, in the heart of the Blue and Wallowa Mountains. At an elevation of 3,000' to 3,500' the ranch has a mild climate with warm dry summers with sunny days and cool clear nights. Summertime average highs are in the mid 80s. Winters are snowy but not terribly cold with average lows in the 20s. The area enjoys moderate precipitation of about 23 inches per year.
Operational Considerations:
The ranch is currently leasing pasture to one of Oregon's most respected cattle ranches providing passive income from May through November. The CRP ground will provide additional passive income through 2011. The combined lease and CRP payment provide a good source of income with little effort or experience. Clark Creek Ranch could also be run as a cow/calf or yearling outfit with numbers depending on grass management and operator.
Improvements:
Clark Creek Ranch has modest improvements including a comfortable home overlooking the creek, two barns and a hunting cabin. The 1,500 sq. ft. house has three bedrooms, one bath, all new appliances, and is heated by a wood stove and fuel oil heater. The ranch has two barns: a 60' x 100' steel-sided barn/shop with concrete floors and a wood stove and a 30' x 40' wood-sided barn. The ranch also has a steel-sided spring house and a one room steel-sided hunting cabin with a loft. All of the buildings have steel roofs. Five ponds provide stock water and there are numerous sites for a new home with beautiful views.
Recreational Opportunities:
Because of its proximity to National Forest and wilderness, the Clark Creek Ranch offers many recreational oportunities including hunting, hiking, horseback riding, snowshoeing and snowmobiling out the back door into the Eagle Cap Wilderness area. The ranch features good water, feed and cover for large and small game species and is home to deer, elk, bear, turkey, grouse and quail. It is close to three of eastern Oregon's fishing rivers; the Grand Ronde, Minam and Wallowa Rivers and there are many lakes within an hour's drive. Two nearby ski areas, Anthony Lakes Mountain Resort and Spout Springs, offer alpine and cross-country skiing.
