Climate:
Fairplay has an unusually mild climate for the high Rocky Mountains of Colorado. Annual precipitation averages 13.6", 84" of snow and the average high temperatures in the summer are in the 70s with cool crisp nights. The winter average highs are in the 30s.

Improvements:
The house has over 3,000 sq. ft. under roof including a two-car attached garage. There are three bedrooms, two baths and the house is completely furnished with custom-built log furniture. There are two wood burning fireplaces, a pool table with a custom-built antler chandelier above it and and a hot tub.

South Park, or Park County, is known as the “Fly Fishing Capital of Colorado” with plenty of Gold Medal waters on multiple forks of the South Platte River along with several popular lakes including Spinney Reservoir, Eleven-Mile Reservoir, Tarryall Reservoir, and Antero Reservoir.

South Park is one of the top spots in Colorado for elk. Located in Trophy Big Game Units 50, 500 & 501 there are huge numbers of elk and a limited amount of hunters. Elk and mule deer are found on the ranch or near the ranch boundaries and antelope, bighorn sheep, rocky mountain goats and other wildlife species are just a few miles away.
