With over 10 miles of the Sweetwater River the Dumbell Ranch has a total of approximately 116,689 total acres, 25 miles long and 5 miles wide. A great working ranch operating at 1,200 cow/calf pair, the ranch is set along the historic Oregon/Mormon Trail and has territorial water rights that date back to 1886. Dumbell Ranch has over 36 cfs worth of water rights enough to irrigate over 2,000 acres and includes five reservoirs and Beulah Lake. The ranch consists of rolling meadows that slope to the river at 6,000 ft to moderately sloping hills steep in some areas that top out at 8,000 ft. There are three homes and two mobile homes at the headquarters and one house at Beulah Lake. The ranch maintains several outbuildings sufficient to operate a cattle operation of this size. For the outdoor sportsman there is fishing for trout in the river along with hunting for elk, deer or antelope.

Location:
The Dumbell Ranch is located in the central part of Wyoming 55 miles southwest of Casper and 55 miles north of Rawlins off state highway 220 in Natrona County. Natrona County encompasses 5,369 miles and is 82% devoted to agriculture. Commercial air service is available in Casper with private jet service in Rawlins. The ranch is 175 miles northwest of Cheyenne, the state capital, and 270 miles from Denver. The Oregon/Mormon, California and the Pony Express Trails pass through the southern end of the ranch which surrounds a state historic site, Independence Rock, and borders the legendary Devils Gate, a natural rook formation on the Sweetwater River. Travelers heading west from 1843 to 1869 would depart the Missouri river in early spring and reached the rock by July 4th thus the name Independence Rock. Considered the most historic monument on the trail, it still bears carved names at the summit of the rock from those early travelers. With its location in Wyoming, the least populated state in the lower 48 with just 500,000 residents state wide the Dumbell Ranch has the benefit of a low cost of living and no state income tax, plenty of open space and down home values.

Property Description:


The Dumbell Ranch consists of 23,157 deeded acres together with 6,802 state of Wyoming leased acres and 86,730 BLM leased acres for a total of 116,689+/- acres. Highway 220 runs through the southern end of the ranch with County Road 321 providing access up through the ranch along with many private two track roads. The south end is primarily rolling meadows that slope down to approximately ten miles of the Sweetwater River. The northern part of the ranch ranges from moderately sloping hills which are steep in some areas. With the exception of the irrigated areas, the ranch is covered in native grass and sage brush pasture and offers ideal grazing land at an elevation of 6,000 feet along the river and rises to 8,000 feet at the northern end of the ranch. The ranch has historically run 1,200 cow/calf pair, selling the calf crop less replacements in the fall of each year. There are functional livestock handling facilities to operate this size of ranch in its current situation. The state permits currently run through 3-1-2015 and provide for 1,949 AUMs. The BLM permits run through 3-1-2018 and provide for 9,994 AUMs.

Buildings and Improvements:
Main Residence: A 2,800 square foot ranch style home located at the ranch headquarters has three bedrooms, one bath, kitchen, dining and living rooms, two fireplaces, basement, detached garage, 10'x10' front porch and a 12'x20' office.
Second House: A 2,070 square foot house is located near Beulah Lake and consists of two bedrooms, one bath, kitchen, dining and living rooms along with a metal pole barn 30'x50'.
Third and Fourth Houses: 1,600 square feet and 1,400 square feet, respectively, located at the ranch headquarters both with two bedrooms and one bath.
Remaining Improvements: Two mobile homes, both in fair condition, are located at the ranch headquarters, a calving barn along with a complete set of corrals, three car garage, and three sheds used for storing equipment, tools and vehicles.

Water Resources:
The Dumbell Ranch has the following water rights which are adequate to irrigate 2,086 acres. The ranch currently flood irrigates about 400 acres putting up 400 to 500 tons of grass hay. The ranch has five stock water reservoirs including Beulah Lake.
