Location: The ranch is located 20 miles north of the resort town of Steamboat Springs. It is easily accessed via year-round paved county roads. Scenic Routt County Road 129 follows the Elk River through the lush river valley meadows. On the way is Clark, a small community with groceries, post office, and restaurant. A brand new K-8 public charter school and community center is 3 miles from the ranch. The town of Hahn’s Peak is a few miles to the north and has two restaurants, a convenience store and a marina at Steamboat Lake. This area of the county is known for great year round outdoor recreation.

Area: The adjacent Routt National Forest is over one million acres and reaches north into Wyoming. There are several guest ranches in this part of the county and the immediate area consists of smaller homesites and large expanses of public lands. The Yampa Valley Regional Airport with daily flights to Denver International Airport is less than an hour’s drive. During ski season, direct flights are available from Atlanta, Chicago, Dallas/Ft. Worth, Houston, Newark, New York City, Minneapolis, and Los Angeles. Steamboat Springs, with a population of about 12,000, is a friendly resort community that features many amenities found in larger towns. The Yampa Valley Medical Center, constructed in 1999, is a full service acute care hospital. The Bud Werner Memorial Library, recently constructed following an $11,000,000 voter-approved tax is a 28,000 s.f. state-of-the-art facility. Colorado Mountain College, an established community college, continues to experience growth and success and recently added two 4-year degree programs.

Acreage: Elk River Guest Ranch consists of 38.84 high mountain acres. The east boundary is comprised of the Elk River and the Routt National Forest at an elevation of 7,500 ft. The improvements and teepees are adjacent to the county road on open and level terrain. The property rises about 400 feet along a densely covered aspen hillside to the ridge top and another boundary with the National Forest. Elk and early season deer hunting is very good in the area and there are permits in place with the USFS for drop camps.

Climate: Steamboat has four distinct seasons, each with its own display of color. Summers are mild and green with the average maximum temperature just below 85 degrees Fahrenheit. The average temperature in January, typically the coldest month, is about 1 degree Fahrenheit. Spring comes in April as the rivers swell with melting snow and flowers and tree buds emerge. Fall has a brilliant display of gold colors, attracting visitors from all over. Annual precipitation averages 24 inches and comes mostly in the form of snowfall, roughly 167 inches per year.

Improvements: A rustic 2,600 sq.ft. frame home serves as the owner’s residence and the guest ranch office. Four cabins ranging in size from 378 sq.ft. to 735 sq.ft. are either nestled in the trees or overlooking the Elk River. Corrals, small pastures and various horse shelters/hay storage sheds are situated near the cabins allowing a front-row seat to the equine activities on the ranch.

Operational Considerations: The ranch has traditionally been used as a guest ranch, catering to hunters and anglers. It was a popular venue for winter sleigh rides as well as summer horseback rides and fall hunting excursions. The current owners have discontinued the guest ranch operations but the permits remain in place allowing a new owner the possibility to resume guest ranch operations. The county permit allows winter dinner sleigh rides, summer horseback rides and wagon rides, and cross country ski tours. The national forest permit allows horseback rides and drop camps into several thousand acres of the adjoining Routt National Forest. The property is also ideally set up for a group of owners to be able to enjoy the recreation opportunities available from the ranch; fishing the Elk River, hiking, biking, riding, and hunting on the millions of acres of public land.

Water Resources: The Elk River flows on the southeast boundary of the property. This high mountain freestone river provides excellent angling for rainbow, brook and brown trout.

Recreation: With the surrounding National Forest, access to the area recreation opportunities is unlimited. Big game hunting (Game Management Unit14) is available on the adjacent public lands. Motorized vehicles and snowmobiles are allowed (ATVs and motorcycles are not) in this part of the National Forest, but roads are limited and the terrain can be rugged. Winter recreation is incredible with an extensive system of public groomed trails that access expansive open parks and deep powder.

Taxes: The 2012 taxes of $17,478.80 reflect the commercial status. Taxes would likely be about ¼ of the current rate if commercial operations cease.

Mineral Rights: The Seller will convey any Seller-owned minerals.
