Location:
Final Drive Ranch is located just six miles north of Cheyenne and US Highway 85 off Old Yellowstone Road, one hour and forty-five minutes north of Denver. The ranch has easy year-round access with air service at Cheyenne Regional Airport or Denver International Airport. With a population of approximately 72,000, Cheyenne is the state capital and a family-friendly community with a booming economic climate, attracting some major business relocations. There is no state income tax, and Cheyenne has a junior college with the University of Wyoming forty-five minutes west in Laramie. Every amenity is available including modern hospitals, surgical center and medical clinic, museums and libraries, restaurants, shopping and year-round community events including the worlds largest outdoor rodeo - Cheyenne Frontier Days - held every July.

Operational Considerations:
The current owners have been recognized for their reputation in producing high end genetics for the show ring and other breeding programs. The ranch will run 100 pair or 200 cows depending on method of management. There is one Zimmatic Sprinkler irrigating 100 acres and putting up 500 - 600 tons of alfalfa with the remaining in grass pasture. The sprinkler is supplied by two irrigation wells, each 750 gpm, along with one stock water windmill with solar panels and one stock/domestic well. While primarily used as a cattle operation with a few saddle horses this ranch would make the ideal horse ranch with a minor amount of change.
