Area:
Bordered to the north and south by state land with a 30-foot easement leading up to Pike National Forest, one can get lost in the beauty and the opportunities on and surrounding Fremont Ranch. Area 500 is known for the trophy size elk and large migrating elk herds that travel the area. Along with fantastic wildlife populations, the property offers breathtaking views of Mt. Evans, Pikes Peak, and the Continental Divide. This portion of the state is referred to as South Park and is a beautiful and highly sought-after location to live in. South Park is the largest and southern-most of three large, high-altitude valleys in the Front Range of Colorado. In addition, South Park is known for production of high quality grass hay that has been shipped to England for Queen Elizabeth's horses. Hay from this area is also in high demand by ranch owners and businesses throughout Colorado and surrounding states due to its high nutritional value and quality. South Park is also recognized for having great pasture land that has outstanding yields for cattle. The endless fishing and hunting opportunities are also present in the area including four world-class reservoirs and Colorado's largest natural lake, Jefferson Lake, a 175 surface-area acre body of water situated in a spectacular steep valley among 12,000 ft. peaks and producing good numbers of lake and rainbow trout.

Acreage:
A great production ranch with valuable and rare water resources, Fremont Ranch consists of 485 deeded-acres that produce great yielding grasses with sub-irrigated pasture; circle rotation supported by five fenced and cross-fenced pastures each containing a water source for livestock that includes one windmill on the property as well. Three-fourths of a mile spur of Michigan Creek flows through the property giving anglers the opportunity to catch brown, brook, or rainbow trout. Large herds of elk and antelope also pocket on and near the ranch to enjoy the lush grasses in this area.

Climate:
Park County weather can be delightful, with summer high temperatures in the 70's and cool, crisp nights with low humidity. The ranch is situated in a higher elevation area that often enjoys many clear-sky days and receives over 300 sunny days per year. The low humidity makes both high and low temperatures more comfortable, especially in the sun. In the summer, afternoon rains are common and snow is possible in many months of the year, with average January temperatures being just below the 30 degree mark. Annual precipitation in the area is 14 inches and snowfall is near 84 inches.

Improvements:
Fremont Ranch has four improvements on it. The Residence and Shop have a unique, highly-functional design and were specifically built for comfortable, low maintenance living – a highly desirable concept for recreation enthusiasts who prefer to spend their free time in the surrounding national forests, lakes and mountain resorts. The two structures exist together with wood-beam construction that allows for convenient access to and from vehicles, farm and ranch equipment and supplies and in and out of the home. The residence and shop are separated by an interior wall with a doorway that allows access between the two.

The 2,545 sq. ft. fully-insulated Residential side has three non-conforming bedrooms, mud room, one full bath and offers all of the same amenities as a free-standing residence. It features quality interior finishes and a comfortable open-concept floor-plan - perfect for year-round living and entertaining. A full, traditional kitchen with stainless steel appliances is adjacent to the living area and is separated by an entertainment/breakfast bar island. The dining room, just off of the kitchen, overlooks the great room, and located above is a two-room loft that has a lower ceiling perfect for storage or playroom for children. The great room contains a cozy corner, moss-rock fireplace wall complete with an inviting cast-iron wood-burning stove and bristlecone mantel, vaulted ceiling with knotty pine paneling, knotty-pine framed windows and a large, uncovered partial wrap-around deck with exterior door leading into the great room - offering spectacular open views of the property and surrounding mountain landscape and some of Colorado's most captivating fourteeners. The Shop portion measures 42' x 70' x 14', has insulation in roof and walls with a concrete floor and allows for plenty of storage space for machinery, equipment, vehicles, four-wheelers, sporting gear and more. A generator shed sits a short distance away containing power supply to all improvement with a 35 KW diesel motor.

The residence and adjoining shop provide the feel of a rustic, recreation/sporting getaway yet has all of the desired elements and necessities suited for full or part-time living.

A Calving Barn measures 40' x 100' and is lined on the inside with OSB to protect the walls from possible damage by livestock. An elevated crow's nest with baseboard heat and specialized lighting is located inside the barn to allow a caretaker to keep an eye on newborn calves in the middle of the night without leaving the warmth of a bed and has a small kitchenette.

A Processing Barn provides a less stressful environment for cattle/livestock to receive vaccinations and routine medical treatments. This improvement has a negotiable, four-panel crowding tub with two loading chutes, one having a scale leading into the main squeeze chute which makes it easy to process cattle. An outdoor pen system allows ranch employees to bring livestock in from the pasture and easily move them to be processed.


Operational Considerations:
Fremont Ranch is currently used as a hunting retreat and cattle operation. The owners rate it as a cow/calf operation supplying enough forage for an estimated 90 - 100 pair. It currently runs 45-50 cow/calf pair and leases some of the land to a neighbor for an additional 50 cow/calf pair. The property supplies forage by circle rotation in the five fenced and cross-fenced pastures with water supply in each allowing for a low stress environment. Fremont Ranch has private access to more than one million acres of Pike National Forest through a 30-foot easement within walking distance from the property's fenceline. In 2012, the Department of Wildlife gave 15 land vouchers to the Fremont Ranch property owner which consisted of 1 bull and 14 cow elk tags.

Water Resources:
Fremont Ranch has three quarters of a mile spur of Michigan Creek traversing through it providing excellent fishing and water for game. In addition, the property supplies water by two wells (Permit Number 60317- -A) classified use(s) stock pump rated 3 GPM (Permit Number 255224- -) and classified use(s) domestic/stock pump rate 10 GMP. There is one productive windmill on the property along with four hydrants around the improvements which supply water to many portions of the ranch. Hydrants are 10 feet deep.

Wildlife and Recreational Resources:
Located in Area 500, known for trophy size elk herds, and the ranch's close proximity to the one+ million-acre Pike National Forest makes Fremont Ranch a haven for wildlife populations that call the property home or migrate through it. For bird watchers, various raptors are spotted on or near the ranch including bald eagles, falcons and hawks and a wide variety of water fowl live near or frequently visit the stretch of creek which runs through the property. The 30-foot easement into the national forest is within walking distance from the property's fenceline providing excellent opportunities for hunting, fishing or wildlife viewing and photography outside the property line. Fremont Ranch receives priority landowner tags from the Department of Wildlife. In 2012, the DOW allowed 15 land vouchers which include one bull and fourteen cow elk tags. Pike National Forest also has populations of moose, bobcat, mountain lion, antelope, deer, and black and brown bear populations as well. South Park is known as the "Fly Fishing Capital of Colorado" with plenty of gold medal fishing waters on multiple forks of the South Platte River along with several popular lakes including Jefferson Lake, Spinney Reservoir, Eleven-Mile Reservoir, Tarryall Reservoir and Antero Reservoir. Hiking, biking, four-wheeling and snowmobiling are nearby and alpine skiing is a short drive away at the renowned Breckenridge Ski Resort.
