Scenic Colorado Cattle Ranch and Hunting Ranch

The 855-acre scenic Kiowa Ranch consists of rolling grass land, ravines and gulches with some Ponderosa and Austrian Pines and spectacular views of the entire Front Range. Kiowa Ranch is very private yet is within an hour's drive of Denver and 19 miles from the town of Kiowa in an area that was at one time the hunting grounds for the Kiowa Indians. The ranch has been used for cattle ranching and is perimeter fenced and cross fenced with an old barn, corrals, two windmill water wells and four stock ponds on the property. Wildlife is plentiful with many mule deer, antelope, turkey and dove. This scenic cattle and hunting ranch offers excellent grazing ground, privacy, front range views and proximity to metropolitan amenities.

Location and Acreage:
Kiowa Ranch sits at 6,500' elevation about an hour's drive east of the oustkirts of Denver. The terrain is rolling grasslands with some gulches, ravines and rock outcroppings. Grasses on the ranch are Native Prairie, Buffalo, Grama and Brome and there is a large grove of Ponderosa and Austrian pines.

Area:
Formerly used as summer hunting grounds for the Kiowa Indians, the town of Kiowa was settled in 1859 as a stage stop on the way to Denver. Today, Kiowa has a population of 618 and is in the second fastest growing county in the state - Elbert County - and the fifth in the nation.

Improvements:
Improvements on the ranch include two wind mill water well, 4 stock tanks, corrals, an old barn and a storage shed. Electricity is in place on the ranch provided by Mountain View Electric.

Climate:
Kiowa gets 17 inches of rain per year; the US average is 37. Snowfall is 59 inches; the average US city gets 25 inches of snow per year. The number of days with any measurable precipitation is 66.

On average, there are 246 sunny days per year in Kiowa. The July high is around 86 degrees, the January low is 13. Our comfort index, which is based on humidity during the hot months, is a 59 out of 100, where higher is more comfortable. The US average on the comfort index is 44.

General Operation:
Kiowa Ranch is a cattle and hunting ranch. The Natural Resources Conservation Service rates this area as 30 to 40 acres per animal unit (AU). Local ranchers rate the area somewhere closer to 15 to 20 acres per AU and the seller has run up to 60 head of cattle.

The terrain and natural resources provide shelter for thriving populations of mule deer, antelope, turkey and dove.

Water Resources:
Kiowa Ranch has two windmill water wells and four stock tanks. Well permit numbers are 247936 and 247937.

Taxes:
$361 per year.
