Location and Area:
Lower Trout Creek Camp is located just a few miles northeast of Fairplay and south of State Hwy 285 at the end of a gravel county-maintained road. From the cabins there are spectacular views in every direction. The property itself lies in a picturesque high mountain valley with a small meandering year round stream twirling through it; there are two large ridges on both sides of the ranch that reach over a 1000 feet higher than the valley floor. Looking north from the ranch is one of the most picturesque views in all of Colorado with an un-obstructed view of the massive and nearly 14,000' Mt. Silverheels Peak and Little Baldy Mountain. On a clear day, you can see the Sangre De Cristo Mountain Range to the south.

Fairplay, founded in 1867, is an easy five-minute drive from the cabins; it is the County Seat and the center of Park County Government. Included in this historic town is a library, post office, many restaurants, medical facilities, public schools, a grocery store, hardware stores, several gas stations, hotels & motels, numerous small business and much more.

Denver is a little over an hour's drive from the property, Colorado Springs is about one and one half hour's drive and Breckenridge Ski Resort and the Arkansas River both are thirty minutes away.

Lower Trout Creek Camp borders a large ranch on the west and to the east is over 25,000 acres of State Wildlife Area and BLM. The State Wildlife Area allows for foot and horseback access only – making it a great place for hunting, hiking and horseback riding.

 


General Operation:
For over twenty years Lower Trout Creek Camp has been used as both a base camp for a big game outfitter and summer pasture for cattle (outfitting business available for sale separately). The stocked fishing pond and year-round stream allows for some great fishing opportunities. The property is fenced and crossed fenced; 105 acres has four-wire barbed wire with hog wire fencing attached to it and the remaining 35 acres is a four-wire strand barbed wire fence.

Water Resources:
A very good domestic well is in place at the cabins and three additional wells can be drilled. A year-round stream runs through the property and a spring fed, stocked trout pond provides excellent fishing. There are no covenants or HOA's.

Wildlife and Fishing Resources:
South Park is known as the Fly Fishing Capital of Colorado, the area is also located in Trophy draw units 50, 500 & 501. Lower Trout Creek Camp is situated in some of the best elk and mule deer hunting in the state. The camp is located just minutes from Pike National Forest and several reservoirs including Eleven Mile, Spinney Mountain and Antero Reservoirs. The river fishing in this area couldn't be better with miles and miles of Gold Medal fishing on the Dream Stream in the South Platte River and much more.

Grazing Resources:
Historically the seller has been grazing an average of 25 cows through the summer months.

Historical Info:
You can still see the rise through the middle of the property where a narrow gauge railroad once rolled through and remnants including old railroad spikes and timbers that held up the track. This was an area where the Ute Indians camped and it is common to find arrowheads and spalls from the stones that the Indians worked into tools.
