Location:
Located just west of the quaint town of Tabernash in Grand County, Colorado, just over an hours drive from Denver. Situated one mile west of Tabernash off U.S. Highway 40 eleven miles to the Winter Park/Mary Jane Ski Area and ten miles to Sol Vista Basin Ski Area. The property is within six miles of Devil's Thumb Ranch and Snow Mountain Ranch Nordic Ski Areas. The property is 30 minutes to Lake Granby, Grand Lake and Shadow Mountain Reservoir plus another five minutes to Rocky Mountain National Park.
Property Description:
The land consists of 70 acres made up of two 35 acre tracts that front on U.S. Highway 40(south side), then gently climb with tree covered meadows to the center of the property which provides the dramatic views where the improvements are located. From the center, the property slopes to the north where it crosses Silver Creek and borders Silver Creek Drive which provides access on the north. Utilities/Real Estate Taxes:
Electric is provided by Mountain Parks Electric, natural gas by Excel Energy, phone and internet by Qwest. Real estate taxes on the entire 70 acres and improvements are $1,991.44.
Water Resources:
There are two domestic wells with one on each parcel. Each well provides for use in up to three domestic dwellings, fire protection, livestock and irrigation of one acre of landscaping. There are five frost free hydrants located in various places on the property. Silver Creek flows through the entire property from west to east and supplies water to a pond which also receives spring water. The design allows water to enter the pond with an overflow plus a gate for irrigation of pastures.
Recreation:
Everything the Colorado mountains have to offer for recreation is nearby, from world class downhill and cross country skiing, hiking, horseback riding, Mountain biking golfing and fishing.
The Winter Park/Mary Jane Ski Area is world renowned for 300 acres of skiing/snowboarding in winter and mountain bike riding on over 600 miles of trails in summer. Sol Vista Basin is a great beginner and family oriented area. Devils Thumb Ranch Resort and Spa offers cross country skiing on over 100 km. of trails. Snow Mountain Ranch also has 100 km. of trails for cross country skiing and snowshoeing in winter plus hiking and biking in the summer.
Three regulation golf courses are located within 10 miles. Pole Creek Golf Club has 27 holes and a new clubhouse. Grand Elk Ranch and Club is a Craig Stadler designed 18 hole course. Headwaters at Granby Ranch is another 18 hole course.
Gold medal trout fishing is available on the Colorado and Fraser rivers. Many other streams and rivers offer excellent fishing. Lake Granby, Grand Lake, Shadow Mountain Reservoir and Williams Fork reservoir are nearby and offer additional fishing plus boating. Ice fishing is also popular in winter.
Grand Lake is considered the snowmobile capital of the world. Trails and terrain all over the county offer great experiences for the novice and expert.
Big game hunting for elk, deer and moose is available in nearby national forest and wilderness areas.
Rocky Mountain National Park offers horseback riding, hiking and wildlife viewing on 265,000 acres. Tubing hills, hot springs, an alpine slide, river rafting, kayaking, rodeos, professional cutting horse competition and horse clinics round out the extensive activities available in the area.
