LaGrange, Wyoming Cattle Ranch and Horse Ranch:
Just outside of the quaint town of LaGrange is the Painted Meadows Ranch which consists of 1,296 total acres. A charming, two-level, 4,000 square foot home is completely modernized with numerous upgrades including exterior deck and patio area with water feature and adjacent three-car garage. Location and Area:
The Painted Meadows Ranch is located approximately one mile south and three miles east of LaGrange and is 58 miles northeast of Cheyenne, in Goshen County. Torrington, the County Seat, is just 31 miles north of the ranch. The western boundary of the ranch is on the Albin/LaGrange Highway with the town of Albin just 18 miles south. Painted Meadows Ranch is convenient to the Colorado Front Range, is 90 minutes from Fort Collins, and 2 1/2 hours from Denver. Commercial Air Service is available in Cheyenne or Scottsbluff, Nebraska – just 45 miles northeast and more frequent flights are available from Denver International Airport. LaGrange is located 55 miles northeast of Cheyenne and offers most services including government offices, retail/commerce, dining/café/bar, lodging, grocery/markets, hardware and home and equipment repair services, volunteer fire and rescue, and more. Torrington, a town with one of the best livestock markets in the country, has most of these services as well with a broader assortment in Cheyenne, the State Capital, and host to the World’s Largest Outdoor Rodeo, Cheyenne Frontier Days. Property Description:
Painted Meadows Ranch consists of 1,296 total acres, 1,087 deeded acres and 209 state leased acres. The ranch is 2 miles north to south and a mile wide. The ground is flat to rolling with views of the Sixty-Six Mountain to the north and Bear Mountain to the west. The ranch is fenced into nine pastures of primarily four strand barb wire fence and has 50 acres in wheat strips which yield 25 bushels to the acre with the balance in native grass. The ranch has several windbreaks with tall ponderosa pine tree stands along with trees around the improvements.

The south 640 acres is cross-fenced into three pastures, each with their own tire water tank with float system with one cattle guard available to the middle pasture for quick access. The middle 320 acres is cross-fenced into four pastures with four stock tanks and a cattle guard and steel gates provide for easy access. The north 150 acres is currently planted in dry land winter wheat with State Highway fencing on the north perimeter. A 200-acre State lease lies directly north of Highway 151 and contains two stock tanks for watering.


Improvements:
The main house at the Painted Meadows Ranch was originally built in the 70’s and has since been expanded and completely remodeled in 2004 - consisting of 4,000 square feet on two levels with a basement. The home’s exterior is stucco and has a lifetime steel roof color matched to the adjacent 50’ x 30’ garage with concrete floor and electric doors. A large, Timber Tek plank deck and patio area with a water pond feature are ideal for outdoor enjoyment. The main level of the home has a large master bedroom, full bath with steam shower and Jacuzzi tub, heated tile floor and double closets with built-in cabinets. The basement provides outdoor access through an exterior door and additional storage in the enclosed mechanics room.

The home is heated by propane and electric baseboard with on demand hot water tank and the living and family rooms have air conditioning. The house is on well water with septic and leach field. Painted Meadows Ranch has 3 wells with underground pipeline for stock water in all pastures. Internet service is provided by DSL.

The ranch has excellent outbuildings consisting of a 40’ x 70’ multi-use barn with water and electricity that includes two enclosed stalls, a calf warmer attached to one stall, and indoor hay or vehicle storage with two gated doors that lead outside; a 32’ x 120’ multi-use barn with three open stalls, wood floor with tack room, two grain-storage rooms, new automatic waterer, and three feed bunks with exterior access via four large exit doors. The largest door opens to two large continuous pipe corrals - one with new cattle handling facilities including working alley, two holding pens, squeeze frame, palpation cage, squeeze chute and head catch with water and electricity to all areas. In addition, there is a 30’ x 40’ Quonset built shop with concrete floor, 220 power, large overhead electric door, two man doors and water hydrant, and a 50’ x 30’ detached three-car garage with electricity. All buildings have telephone service.

Recreation and Operations:
The Painted Meadows Ranch is only a few miles from the Hawk Springs State Recreation Area and Reservoir - known for fishing and abundant water fowl habitat. There are antelope and whitetail deer that travel through the ranch regularly as well as many species of migratory birds. The ranch has been owner-operated as a cattle ranch and horse breeding facility running 80 pair; selling off the calves and foaling horses on the property.
