Prime Hunting Ranch Land northwest of Steamboat Springs

Red Hawk Ranch is 493 acres of prime hunting land northwest of Steamboat Springs, Colorado. This particular area is home to the second largest elk herd in Colorado and hunting activity has been minimal over the last several years. The Dry Fork of Elkhead Creek flows along the northern boundary of this pristine land, which has been placed into conservation. This area is characterized by good hunting and mild fall weather.

Location:
The land is located approximately 10 miles north of Hayden, Colorado. It is easily accessed in the summer and fall via graveled county roads. Routt County Road 80 winds through larger, open ranches north of Hayden; County Road 56 follows the creek to the ranch and the area public lands. Hayden is a small community with groceries, fuel stop, restaurants and public schools and is approximately 20 minutes from the ranch.

Area:
Immediately surrounding the ranch are large acreage, productive high mountain ranches. Routt National Forest, with over one million acres stretching from Wyoming in the north to the White River National Forest in the south, is within a few miles. The Yampa Valley Regional Airport with daily flights to Denver International Airport is within 15 miles. During the ski season direct flights are available from Atlanta, Chicago, Dallas/Ft. Worth, Houston, Newark, New York City, Minneapolis, and Los Angeles. Steamboat Springs, with a population of about 12,000 is a friendly resort community that features many amenities found in larger towns. The Yampa Valley Medical Center, constructed in 1999, is a full service acute care hospital. The Bud Werner Memorial Library, recently constructed following an $11,000,000 voter-approved tax is a 28,000 s.f. state-of-the-art facility. Colorado Mountain College, an established community college, continues to experience growth and success and recently added two 4-year degree programs.

Larger acreage properties dominate the area and public ground is nearby. Dry Fork of Elkhead Creek flows along the northern boundary, attracting a variety of wildlife. Rolling, aspen covered hills are a sanctuary for the elk, deer, and antelope.

Acreage:
Red Hawk Ranch consists of mostly open and gently sloping land with cottonwoods along the creek and a large stand of aspen trees. The Dry Fork of Elkhead Creek flows along the northern boundary of the property. The cool aspen grove and creek attract wildlife and provide excellent habitat for the resident elk herd. The remainder of the land is predominantly covered in sagebrush, attracting sage grouse, deer, antelope and sandhill cranes.

Climate:
Hayden enjoys mild weather throughout the year with cool summer temperatures and moderate snowfall in the winter. The average maximum temperature is in July and is 85 degrees. The average low in January (typically the coldest month) is 5 degrees. Annual precipitation averages 17 inches and average snowfall is roughly 113 inches per year. Hunting season temperatures are in the 60's during the day and just below freezing at night.

Improvements:
The ranch does not consist of improvements; the conservation easement has 35 acres designated. A 5-acre building site can be placed anywhere within the 35-acre area.

General Operation:
The ranch has been traditionally used for grazing and for recreation. Hunting on the property has been extremely limited over the years.

Water Resources:
The Dry Fork of Elkhead Creek flows near the northern end of the property.
