Only five minutes from the ranch, the expanding town of Fairplay is the County Seat and center of Park County Government. A charming and historic family-friendly town with approximately 1,000 full-time residents, Fairplay and the surrounding Park County is a wonderful safe, hometown place to live and conduct business and offers most daily conveniences a full or part-time resident or guest would need including public schools (elementary, middle and high schools), medical facilities, post office, restaurants, markets and grocery store, gas stations, hotels and motels, and numerous small specialty businesses.

From the main part of the ranch, spectacular views abound in every direction. The ranch is situated in a high mountain valley with a small meandering stream traversing it. There are two large ridges on both sides of the ranch that reach over a 1000-foot higher than the valley floor. Looking north from the ranch, one can enjoy picturesque, unobstructed views of the massive and nearly 14,000 tall Mt. Silverheels Peak and Little Baldy Mountain. Looking south on clear days, the beautiful Sangre De Cristo Mountain Range is in full view. Although the ranch itself is mostly situated on the grassy meadow in the valley, there are parts of the ranch reaching up onto the tree covered ridges characterized with mixed pine and thick aspen groves which would offer wonderful additional building sites. There are three springs on the ranch providing additional water sources for livestock and wildlife.

Acreage:
Sanguine Creek Ranch encompasses approximately 1,640 acres comprised of 403 deeded acres, 640 State Lease acres* and 600 BLM lease acres. The ranch's unique shape of a flag pole blocks all of the public access to the BLM and state land on its eastern boundary providing, privacy and quiet tranquility. Approximately 27 acres of the deeded acreage is zoned commercial which allows the ranch to operate in an income-producing capacity. Currently and for the past 27 years, Sanguine Creek Ranch has operated as a thriving dude ranch.

The seller is willing to divide the ranch for a buyer who desires to continue the dude ranch operation for less money up front. In addition, the ranch acreage could be split to separate 140 acres containing the main ranch operations improvements including all structures except the main residence. This would allow the buyer full access to the state & BLM lands and would include a portion of Trout Creek.

Improvements:

South Park is a well-known destination spot for hunters to enjoy the large populations of elk, mule deer and antelope. Located in Trophy Big Game Units 50, 500 and 501, there are huge numbers of elk yet a limited amount of hunters. It is not uncommon to see herds of five hundred or more elk on or crossing this ranch. In addition, Bighorn Sheep and Rocky Mountain Goats are frequently viewed close to the ranch.

Additional Acreage:
A separate property bordering the Sanguine Creek Ranch is available for sale through a separate seller. If all of the acreage comprising this ranch or a portion of this land was purchased by the owner of Sanguine Creek Ranch, it would provide direct access into the 25,000 State Wildlife and BLM acres on the west side of the property. The additional property is characterized with cabins, electricity and nearly one mile of Trout Creek traversing the property.

Historical Interest:
Sanguine Creek Ranch has several log buildings which were built in the late 1800's and which have been slightly restored and currently used for rental retreats. An old railroad spur runs through a portion of the ranch which is visible when the county re-grades the road. Many guests have enjoyed finding old railroad spikes. The property was also an active camping and hunting ground for the Ute Indians. Old tee-pee rings, arrowheads and chips from the stones used to create the arrowheads are artifacts which are common treasures guests enjoy searching for during their stay.

Climate:
With an unusually mild mountain climate and below-average snowfall compared to other areas of the state, the dude ranch operations including the outdoor activities such as horseback riding is a productive, year-round business. There is an average of 13.6' annual precipitation, 84" of snow and the cool summer average high temperatures are in the 70's with cool crisp nights. The winter's mild climate averages high temperatures are in 30's.

Parts of the Sanguine Creek Ranch have been in operation for over 100 years and the Dude Ranch has been a successful operation for over 27 years. The property can accommodate over five hundred day guests and several dozen over-night guests, depending on the season.
