The Little Rose Ranch in southeastern Wyoming is easy to get to and set in a very picturesque western setting. Location
The Little Rose Ranch has end of the road privacy five miles off the TY Basin exit west of Chugwater. The ranch is only 45 miles north of Cheyenne, the state capitol and largest city in Wyoming. Drive time to Fort Collins, Colorado is one hour and twenty minutes and Denver is two hours away. Commercial and private air service is available in Cheyenne, Ft. Collins/Loveland and Denver.

Property Details
The ranch consists of approximately 2,280 deeded acres, is two and a half miles long and about a mile and a half wide. The ranch is at the end of a county maintained gravel road which is accessible year around. There is a variety of terrain on the ranch from grassy meadows to draws and shallow canyons and several steep faced bluffs that set this ranch apart. The ranch is perimeter fenced and cross fenced with spring or well water in each pasture.

Improvements
The ranch has one older two story ranch house with five bedrooms and one bathroom along with an added family room, kitchen, dining and living room. There is a 30'x40' shop with hydraulic floor hoist and separate two car garage/storage building. There are four new steel loafing sheds along with steel panels and new hydraulic cattle squeeze chute. The current owner has recently completed a new log sided horse barn with steel roof. The barn is 40’x100’ in size and features five custom box stalls (12'x12') with swing out feeders, two stalls (12’x20’), tack room, feed room, office/restroom and calving area on the ground level. The upper level is an open hay loft (16’x52’) with large access door on the end of the building. The barn has water plumbed in including heated nelson watering devices in each stall.

Water Resources
All of Seller’s water rights are available to Purchaser which includes 8 springs, 3 stock water wells and one domestic well. Some of the springs have been diverted into ponds which provide for fishing for trout. The ranch has several frost free hydrants near the ranch headquarters for providing water to livestock.

Most of the time you will find deer and antelope on the ranch. With its water resources, draws and canyons for protection wildlife find sanctuary on the Little Rose Ranch.
