There is a modern western-design hunting lodge set amongst lush, green pines offering breath-taking views of the beautiful valley below. The ranch has outstanding hunting for native whitetail deer along Deadman Creek outside the high fenced area. The ranch also offers Rocky Mountain big horn sheep, Merriam turkeys, spring pheasant hunts and trout fishing.
Location:
The ranch is situated in the beautiful Pine Ridge area of northwest Nebraska just ten miles south of Crawford in a beautiful small town offering necessary services such as K-12 schools, restaurants, golf course and Fort Robinson State Park and the historical Calvary Outpost. Crawford is 35 miles east of the Wyoming border and 40 miles south of the South Dakota border. Air service is available 25 miles east in Chadron or 60 miles south at Scottsbluff.
Property Description:
The ranch is set along both sides of the tree-lined Deadman Creek with the lodge just above it surrounded by meadow and tree covered hills. This area of the ranch is excellent for wild whitetail deer hunting and wild turkey. Across the county road begins the nine mile long, all-steel game fence for the commercial hunting operation. The ranch consists of ponderosa pine tree covered hills with several winding canyons connected by grassy meadows and strategically placed food plots. At an average elevation of 4,500 feet, the ranch has ideal game habitat with water from a natural spring and three windmills. To improve the growth of the wildlife, the ranch has selectively grown turnips, tradacalli and other high protein crops in food plots around the ranch. With the tree cover, canyons and variety of terrain, the hunts can be as challenging as a guest may desire.
Improvements:
The ranch has a guest lodge that consists of 1,700 square feet with three bedrooms and four bathrooms and comfortably sleeps six people. There is a full kitchen where meals are prepared for hunters, dining area and great room, fireplace and seating area with satellite television. The lodge is new and modern with all the comforts. The ranch has over nine miles of ten foot tall game fence. All posts and poles are steel with high tensile steel game fencing making the fence essentially fireproof.
Operational Considerations:
While currently operated as a trophy mule deer and elk hunting ranch, with hunters booked at least a season in advance, the ranch could be operated in a variety of ways. The ranch is established with a good reputation and track record, business plan, web site, client list with excellent management by Scott Schafer who was raised in the area and has hunted and outfitted all his life. Scott knows everything about the business, the ranch, wild game, operations, booking clients, guiding and making the ranch successful. This is a one-of-a-kind ranch with a permit to operate as a mule deer hunting ranch with the ability to have elk and exotic animals as well. Currently the ranch has a mule deer heard of 250+/- which are included in the sale and have several bucks that will score up to the 240s and twenty plus bull elk. With its breeding operation and a bright future including the future sale of breeding stock does, there is tremendous potential on this ranch. The game permit on this ranch is in good standing for continuance as a game breeding and hunting ranch. These types of permits are no longer available, therefore, eliminating future competition in this area. Hunts begin in late August and continue through October - with 25 to 30 hunters per season. Annual income/expense information is available upon request to qualified Buyers who have visited the ranch.
All real estate, improvements, furnishings in the lodge, ranch equipment and game animals are offered for $1,625,000.
