Location:
Knoll Ranch is located in the Shasta Valley approximately 8 miles south of Montague. Yreka, the county seat for Siskyou County is 12 miles north. The town of Mt. Shasta City is 30 miles to the south via interstate 5. Commercial air service is available at Redding, 85 miles south. Montague and the town of Weed 15 miles south of the ranch have airports. Weed Airport is 5000 feet. Siskyou County Airport 5 miles north of Montague is 7484 feet. Ashland Oregon, famous for its Shakespeare festival, is an hour north on I-5. Klamath Falls Oregon is an hour drive via highway 97.

Area and Climate:
The Shasta Valley is an agriculturally oriented mountain valley. The valley elevations of approximately 2600 feet allows for a long growing season and the mile winter weather. The surrounding mountains are very high and dominated by Mt. Shasta at 14,162 feet. The high mountains catch the snowfall and provide abundant water for the valley’s agriculture. Shasta Valley is one of the few places in California that truly enjoy four distinct seasons. The mean minimum and maximum annual temperatures are 37 degrees F and 62 degrees F respectively. Average minimum temperature is 25 degrees F in January; the average maximum temperature is 85 degrees F in August. Average annual precipitation is 10-15 inches, average snowfall in Mt. Shasta from November to May is 96 inches. Snow depths can average two feet at Mt. Shasta but Montague rarely sees depths over six inches.

Improvements:

There are three irrigation wells, a 10 tower pivot irrigation system, a newer underground main irrigation line and 2 wheel lines.
