The Gray Rocks Ranch is one of the few quintessential Wyoming cattle ranches that are part of the western way of life. The moment you step on the ranch you get a sense of history and envision the early pioneer settlers as they crossed the ranch via the Oregon/Mormon Trail or Immigrant Trail. The “warm springs” at the north end of the ranch were said to be a popular destination for both early immigrants and cattle barons of the time. Location:
The location of the Gray Rocks is rich in history and wildlife allowing for it to be enjoyed by outdoor enthusiast, sportsman, historian, equestrian and rancher. The ranch is located adjacent to and within proximity to many historic and recreational parks. To the east is the famous and historic site of Fort Laramie, located near the confluence of the Laramie and North Platte Rivers. Just to the northeast is the Guernsey State Park and Reservoir, encompassing over 8,600 acres and offering a wide range of activities including fishing, boating, hiking, bird watching, swimming, camping and water skiing. Bordering the south end of the Grey Rocks Ranch is the Gray Rocks Reservoir, which is a multiple use recreational water resource. Farther to the north is Glendo Reservoir, considered one of the top reservoirs in the state for water sports as well as fishing for trout, walleye, large mouth bass, crappie, and channel catfish.

Property Details:
Spread across the rolling pine dotted hills of southeastern Wyoming the Gray Rocks Ranch encompasses 16,482 deeded acres, 1,373 state leased acres and 2,600 acres of grazing leases of the Bureau of Land Management along with 1,080 acres of private lease. The ranch has a variety of terrain, which includes small low level mountains with rock outcroppings, canyons, tree covered hills and rolling native grass covered plains. There is excellent water on the ranch including 11wells and a number of fresh water springs. In addition, the ranch extends along approximately 2 miles frontage of the Gray Rocks Reservoir. To help insure the natural resource integrity of the ranch the owners enrolled approximately 515 acres in the Conservation Reserve Program through 2007 and the Conservation Stewardship program until 2015. The ranch has a history operating as a cow/calf ranch and is currently being leased for grazing by two area ranchers. The Gray Rocks Ranch offers a number of options for livestock, recreational, and development opportunities.


Improvements:

Ranch Headquarters
Main House: The main house is a 4 BR 21/2 bath completely renovated ranch style house with approximately 1908 sq. ft. on the main level and 560 sq. ft. in the basement. This updated home has an adjacent 1,200 detached lodge with 21 foot vaulted ceilings, bathroom and an expansive fireplace. Tastefully done the house commands a 360-degree view of Laramie Peak and Gray Rocks Reservoir. The warm feeling interior of the home is decorated in a western motif with tile and hardwood floors and is accented with logs. Guest/Ranch Manager Headquarters
Guest House: About 2 1/2 miles north of the ranch headquarters is a separate home, with its own privacy. The guest house is another turn of the century ranch style home that has been completely renovated with four Bedrooms and three bathrooms, approximately 1364 Sq. Ft. The decor is similar to the main house and has the same quality construction with metal roof, large exterior wood deck, professionally landscaped yard and sprinkler system. The basement has been converted into the ranch operations office.

One barn (21’X38’) Small Shop, Garage, and adjacent livestock working facilities are located here and used in the day-to-day operation of the ranch. There are two wells one for household and the other for landscape, irrigation and stock water.

Livestock Facilities
Pastures and fencing: The interior of the ranch is divided into over 10 main pastures to help optimize the grazing and livestock management of the ranch. The development of more than 11 wells and a number of springs provides excellent water for livestock and wildlife use.


Recreation:
The Gray Rocks Ranch offers an extensive array of recreational opportunities due to its location, physical topography, and historical usage. The ranches proximity to numerous lakes and rivers provides tremendous boating, fishing, water skiing and swimming activates within easy reach. For the outdoor enthusiast the hiking, backpacking, hunting, horseback riding, cross-country skiing, four wheeling, etc. are all available without ever leaving the privacy of the ranch. The variety of topography is home to whitetail and mule deer, antelope, sharp-tail grouse, partridge, pheasant and turkey. The historical events that have taken place on and around the ranch create a one of a kind opportunity to enjoy the rich history of the American West. Whether ones interests lie in tracing the paths of the pioneer settlers, learning about the great cattle herds of the 1800’s which trailed through the region, visiting the famed military post of Ft. Laramie, or looking for fossils of the wooly mammoth you can do it all on or near the ranch. Real Estate Taxes:
The real estate taxes for the property by the Platte County Assessors office in 2005 were $6,115.
