North Fork Estate
Colorado - Weld County - Berthoud

North Fork Estate Overview:
Incomparable in setting and quality and among the finest rural retreats in all of Northern Colorado, North Fork Estate boasts top-of-the-line amenities, acreage, water, panoramic views, and all-around quality of life - ideal for those seeking a respite from life’s everyday stresses.

Situated on 80 acres just east of Berthoud, one of the area’s most historic farming communities, and just minutes from Fort Collins, Loveland, Longmont and Boulder, this pristine farm and equine estate offers easy access to everyday conveniences yet is tucked away from the traffic and congestion of city life. North Fork Estate is immaculately maintained and is completely surrounded by many well-manicured, privately-owned farms and is the perfect retreat to watch wildlife or work indoors or outdoors in a tranquil location.

The Grounds:
Upon entering the property’s manicured grounds, one is struck by its meticulously maintained tree-lined land bordered by rows of white fencing contrasted by acres of green pasture and more than 500 trees that grace the property including Spruce, White Fir, Maple, Ash, Globe Willow, Hawthorne, Austrian Pine, Ponderosa Pine, Birch, Cottonwood, Marshall, Kentucky Coffee Tree and many more. The trees were strategically planted for aesthetics for shade in the summer yet allowing for sun in the winter and in such a manner that, upon maturity, they won’t obstruct or impact the views. The property is approximately 35 acres of alfalfa and 35 acres of premium grass hay, with the remainder in house, roads, etc.

The Residence:
The 3-story, plantation-style brick home offers sweeping, unobstructed views of Longs Peak, Mount Meeker and the entire Front Range. The custom 7,600 sq. ft. home features an inviting interior graced with oak trim, extensive windows, spacious loft/study area, 2-story brick, energy-efficient gas fireplace, conservatory, media room, exercise room, 5 ½ bathrooms, formal living and dining rooms, main-level master suite with a 5-piece luxury bath and large rear deck for outdoor entertaining and western-facing front porch to allow for breathtaking sunsets.

A gourmet kitchen has a Dacor cook-top with griddle/barbecue grill, Kitchen-Aid microwave, convection oven, a normal oven, Kitchen-Aid warming drawer, BOSCH dishwasher, Kitchen-Aid trash-compactor, built-in Subzero refrigerator and an extra-large pantry.

The residence is wired for dual CAT 5, dual RG6, and Fiber Optics for potential computer networking. The home was constructed at ground “O” meaning that the lower level was not excavated down to accommodate the home’s lower level. The lower level was set at natural/original grade to eliminate the potential for irrigation groundwater contamination. French drains, both inside and outside the foundation, are installed to further preclude any potential unplanned outside water contamination.

The home’s front drive area is designed to accommodate a Jet Ranger Helicopter. A separate 120 and 240 v electric meter is used for extensive lighting inside and outside, when needed.

Irrigation & Water:
The property is irrigated with an extensive underground pressurized water system that uses an Irrifrance Water Gun and a John Deere pumping station. The Irrifrance Water Gun is a spool gun with a 1,000 ft. automatic, self-retracting water gun connected to hydrants located throughout the property. The gun is pulled from the reel and set at the location and pressure is adjusted by the John Deere engine. This system efficiently irrigates the fields. Water is supplied by 4 shares of Handy Ditch Water, 6 shares of Loveland Ditch Water and 6 shares of Macintyre Lateral Ditch, each water share contributing approximately 7 acre feet of water. The property also includes a 1.5-acre, 10’ deep pond.

The Shop:
Located on the East side of the property, a heated 40’ x 72’ shop was designed to easily accommodate a large motor home or RV. Rolling doors allow for the drive-through of vehicles and the capability of storing up to 14 vehicles. The shop has been extensively remodeled with windows, a new roof, front porch, insulation, lighting, and interior paneling. A refuse drain was built into the floor to drain RV refuse. The shop doors and radiant heating were constructed for maximum ground clearance to accommodate large vehicles. An approved septic system accommodates an existing bathroom, shower and wash room and at the shop’s south-end, door opens up allowing for beautiful views while working.

Equine Amenities:
Equine amenities include a 108’x120’ Morton Barn for a total of approximately 12,960 sq. ft, a 60’x120’ indoor horse arena, 24’x24’ heated and well-insulated office/tack room with a complete bathroom including a shower, an approved separate septic system, equipment storage area, 3 large horse stalls and a covered hay storage area.

Caretaker’s Residence:
A 2,208 sq. ft. caretaker’s residence includes two Port-a-Stalls with 12 stalls.
