J Diamond Ranch
Wyoming - Sublette County - Pinedale

Located in the foothills of the stunning Wind River Mountains only an hour from the well-known resort town of Jackson Hole and 11 miles northeast of the popular town of Pinedale, J Diamond Ranch consists of 200 acres with 40 acres of BLM grazing lease. The ranch boasts a mile of world-class trout fishing along pristine Pole Creek which wanders through the property for over a mile and is surrounded by thousands of acres of public land from Bridger National Forest with direct access from the property- offering miles of trails and endless alpine recreation. The terrain varies from wide-open lush hay meadow to stands of pine, aspen and willows with vast amounts of rugged sagebrush and craggy mountain footholds with 70 irrigated acres, meadows and pasture capable of supporting 30-50 head of cattle through the summer. J Diamond Ranch features a comfortable one-story log home with two bedrooms, two bathrooms, a large log-sided lodge, five log guest cabins each with a private bath, shop, storage buildings, corrals, and offers ample room for a private airstrip. This property has a long history of guest ranching and is currently being used as such.

Location:
This classic Wyoming hideaway is located approximately 11 miles east of the town of Pinedale and is accessed by a combination of a county and private road. Nestled at the foot of the dramatic Wind River Mountains this extremely private, end-of-the-road ranch provides convenient access to the Bridger National Forest and is just one hour southeast of the well-known resort of Jackson Hole. Pinedale, with its long main-street and western architecture, is the type of town everyone envisions when they think of cowboys and the west. With a vibrant local economy and an abundance of recreational amenities in the region, the J Diamond Ranch offers a rare combination of privacy and solitude yet is convenient to all the activities the new west has to offer. The Jackson Airport offers some of the best air service in Wyoming with four major carriers and two fixed-base carriers. In addition, Wenz Municipal Airport south of Pinedale has a 7,000 foot paved and lit airstrip.

Area and Climate:
The J-Diamond ranch is ideally located in its own secluded valley surrounded by a large, well-established working cattle ranch, the State of Wyoming wildlife winter refuge and the Bridger National Forest. Framed by a rugged mountain backdrop, the 200-acre ranch includes a 70-acre irrigated grass meadow plus 40 acres of BLM grazing lease. Pole Creek, which meanders thru the ranch and around a heart shaped island, is a world-class fishing stream known for its run of German Brown Trout in the fall. Warm days and cool nights are common during the summer at this alpine retreat giving way to substantial snowfall in the winter and cool spring and autumn temperatures.

Acreage and Water:
Comprised of 200 deeded acres, the J-Diamond Ranch is adjacent to thousands of acres of the Bridger National Forest, and a 40 acre BLM grazing lease with an allotment of 10 AUMs. The terrain varies from wide-open, lush hay meadows to stands of pine, aspen and spruce with vast amounts of rugged sagebrush and craggy mountains. The 70 acres of meadows are irrigated with water rights dating back to a 1928 priority for 102 acres and 1.45 cfs. In addition, there are three wells drilled in 1989 ranging from 100 ft to 225 ft in depth that are used for domestic use. The drainage of the J-Diamond Ranch is Pole Creek which extends far into the Wind River Mountain Range and provides an extensive source of water for this excellent fishery.

Improvements and Operational Considerations:
The improvements on the ranch have been designed and used for the purpose of operating a guest ranch. The ranch features a comfortable one-story log home with three bedrooms and two baths, a large modern lodge with kitchen, five log guest cabins (each with a private bath), shop and storage buildings. Although the ranch has historically been operated as a guest ranch it has the capacity to run 30-50 head of cattle though the summer and would provide an excellent location for a private or corporate retreat. The ranch is fenced around the perimeter of the property and has ditches and head-gate in place to irrigate the entire meadow.

Wildlife and Recreation:
Recreation is an extraordinary aspect of the J-Diamond Ranch with a region that boasts some of the best skiing, hunting, fishing, hiking, and scenery anywhere in the world. The J-Diamond ranch with its isolation and seclusion provides a habitat for all of the animals indigenous to the area. Mule deer, white tail deer, elk, bear, mountain lion, raptors and upland birds are just a few of the animals that frequent the ranch. The State of Wyoming Game and Fish Refuge adjoining the ranch is indicative of the numbers of elk and deer that migrate through the area for the nearby winter range.

The crystal clear pools along pristine Pole Creek provide easily accessible world-class fishing only yards from the home and guest cabins on the ranch. Several mountain lakes can be reached in a day by hiking or by horseback in the National Forest and provide excellent recreation and fishing for trout or grayling.

Due to the annual snow depth in the region, downhill and cross-country skiing along with snowmobiling and snow shoeing are practically at your doorstep. With a local ski mountain at Pinedale and the world-renowned ski area of Jackson Hole within an easy drive, the area is unsurpassed when it comes to winter recreation.

Broker Comment:
As the story goes, the J-Diamond Ranch received its name because the ranch was won in a poker game in the 1940s and the Jack of Diamonds was part of the winning hand. Whether true or not, the ranch gives you a feel of the rich history of the American west and possesses seclusion from the modern world. Because the ranch has an exceptional stream and provides easy entry into the national forest, the ability to experience nature is unparalleled.

The J-Diamond Ranch is available for $2,500,000 inclusive of improvements, water and mineral rights. Shown by appointment only. Broker cooperation invited.
