Location:
Situated one mile west of the Pinewood Reservoir, seven miles north of Lyons, eleven miles west of Loveland or Berthoud in Larimer County. The ranch is centered between Estes Park, Loveland and Longmont. Access from the north is at the end of Pole Hill Road (CR18E) and from the south Blue Mountain Road (CR 71) from Hwy 36 just west of Lyons. Ideally located, the ranch is private yet an easy drive to all Front Range Cities.

Property Description:
Elk Canyon Ranch consists of approximately 1,650 acres and is three miles north to south and one mile wide with the western boundary on the Roosevelt National Forest. The North Fork of the Little Thompson River flows the length of the ranch and at its mid-point, Hell Canyon Creek comes out of the national forest and joins the Little Thompson. The ranch is a natural canyon, with creek bottom, meadow, brush covered hillsides into mixed forest and rock outcroppings with 1,000 feet of elevation change. The ranch is fenced on two sides with the national forest and north end. There is an existing one room hunting cabin centrally located on the canyon floor near the Little Thompson.

Water Rights:
The ranch has over three miles of the North Fork of the Little Thomson River and a half mile of Hell Canyon Creek along with one spring.

Recreation and Wildlife:
With the privacy, forest boundary and variety of terrain, there is unlimited possibilities for year around activities. The ranch has been used as hunting ranch due to the forage, plentiful water, privacy and cover making the ranch ideal for wildlife habitat. There is outstanding hunting and includes 3 landowner tags for elk and deer. Typically, in this area, there are many left over tags as well. Other wildlife includes bear, turkey, grouse, mountain lion, fox, coyote and bobcat. Operational Considerations:
Elk Canyon Ranch is protected with a conservation easement with Larimer County Open Space. The easement prohibits the development of the property but provides for ranching, recreation, ecological observation, hunting, fishing, and residential use, all while keeping the property private to its owner. There are five reserved out building sites on the ranch which includes four 35-acre parcels at the north end - not affected by the easement.
