Location, Area and Climate:
Matheson Ranch is located just fourteen miles north of the quaint ranching and sportsman's community of Kremmling and just 2 hours from Denver. The ranch is at the end of County Road 2 which is partially paved and the top end gravel. The ranch is centered between Winter Park, Steamboat Springs and Vail. Small to mid-size jet aircraft can land at the modern Kremmling airstrip located just 20 minutes from the ranch. The Continental Divide is seen to the north with the scenic, highest peaks of Eagles Nest to the south and Gunsight Pass and the Gore Range to the west. Kremmling provides K-12 schools, several restaurants, medical facilities, building supply, large grocery, and a variety of other retail stores. The area is rich in wildlife and recreation opportunities with the Colorado River, Williams Fork River, Blue River, Green Mountain Reservoir, Wolford Mountain Reservoir, and Williams Fork Reservoir all close by.

Annual precipitation is 12-14 inches with snowfall 2-2.5 feet during most winters with 8 feet in the surrounding higher elevations. Summertime highs are in the 80's with lows in the 40's. Winter time highs can be 20 to 30 degrees with lows at 0 degrees or below.

Property Description:
The Matheson Ranch consists of 800 deeded acres together with a BLM lease for 155 animal units. Currently the ranch irrigates 300 acres of native high mountain grass hay with the balance of the ranch in pasture grass, sage, willow, aspen and a few cottonwood trees. Elevations on the ranch range from creek bottom of 8,000 ft. to 9,000 ft. at the reservoir. The ranch has approximately one mile of both sides of Troublesome Creek providing excellent fishing for rainbow and brown trout. In addition, the ranch is rich in wildlife including elk, deer and bear with the occasional moose, sage chickens and grouse. The ranch has historically run 150 pair year-round. However, in recent years, the ranch has run 50 pair during the summer months with hay production of 500 ton without fertilizer and 600-700 with fertilizer.

Improvements:
The ranch has the original log home which was built in 1905 and consists of 1,698 square feet on two levels. Another newer home has two bedrooms, two baths and is 784 square feet. In addition, there is a 2,500 sq. ft. metal shop, 60’ x 48’ hay shed, 41’ x 60’ metal barn, 27’ x 40’ wood barn/scale house and a 38’ x 100’ open utility shed.

Water Rights:
The Matheson Ranch has excellent water rights with over 105 cfs and 4,074 acre feet of water storage.
