Stage Stop Ranch is located 12 miles south of Sheridan in north-central Wyoming and 20 miles north of Buffalo with year-round access via Highway 87 and paved road right to the property's driveway. The ranch is located five miles from the Big Horn Event Center (formerly, Big Horn Equestrian Center and Polo Club) which hosts polo competitions each weekend throughout the spring and summer and organizes other annual community events including rodeos, snowmobiling competitions, 4th of July celebrations and more. Stage Stop Ranch is close to the Big Horn Mountains and Big Horn National Forest for year-round outdoor recreational activities including excellent hunting and fishing and endless numbers of trails for hiking, horseback riding, snowmobiling, cross-country skiing, snowshoeing or scenic drives on the many scenic byways that traverse the majestic Big Horn National Forest. Improvements:
The house was built in 1904 and has been completely remodeled with solid-core doors and 3/4" hardwood floors throughout (except in the master bedroom, which is carpeted). The comfortable, open-concept design features 2,056 total sq. ft. of living space (1,510 sq. ft. on the main floor, 546 sq. ft. in the 2nd floor upstairs loft, and 952 sq. ft. in the basement) with three bedrooms and an oversized bath. The basement is in the process of being converted into an apartment complete with kitchen, bathroom, bedroom and living room. Water and Minerals:
An artesian spring well produces 25 gpm and additional artesian springs feed the property's two ponds. Several artesian springs and Larson and Johnson Creek run through the property. 80% of the property is irrigated with excellent water and ditch rights dating back to 1891. 90% of all of the original minerals go with the property.
Utilities and Taxes:
Electric is provided by Montana Dakota Utilities (MDU). A 1,000 gallon propane tank is leased from the local co-op. Qwest provides phone service and DSL provides satellite service.
