Location:
K P Ranch is located one hour north of Cheyenne, in Goshen County 35 miles south of Torrington the county seat. The ranch is 3 1/2 miles west of US Highway 85 on Bear Creek Road (State Road 151), 9 miles from LaGrange and one hour from Scotts Bluff, Nebraska. Commercial air service is available in Cheyenne with more frequent flights from Denver International, 2 1/2 hours south. Cheyenne, the state capital, offers a variety of local amenities and services including restaurants, retail/commerce, medical facilities/hospitals, entertainment & cultural events and is host to the world's largest annual outdoor rodeo, Cheyenne Frontier Days. Along with a great place to live and enjoy, Wyoming is the least populated state in the nation with a low cost of living and no state income tax.
Property Description:
The K P Ranch consists of 383 acres and is approximately one and a quarter miles east to west. Elevations along Bear Creek average 4,700 feet and rise to 5,200 feet on Bear Mountain, the property's northern boundary. Bear Creek flows through the entire length of the ranch for approximately 2 miles with several oxbow turns, providing excellent sub irrigation. Twenty acres at the west end are flood irrigated producing native grass hay and the ranch has a spring fed pond stocked with bass and bluegill. The south boundary of the ranch is the year-round paved Bear Creek Road, with the improvements nestled in a grassy area surrounded by 60 foot mature cottonwood trees. The ranch slopes down to the creek bottom then gradually climbs to the top of Bear Mountain, providing dramatic views. K P Ranch is completely fenced and cross-fenced and provides year-round grazing in meadows and canyons.
Improvements:
The original farmhouse was built in 1918 and has since been completely remodeled with new electric and plumbing, updated cabinets and countertops, Frigidaire professional series, glass-top range/oven, and Whirlpool trash compactor and dishwasher. There are 3 bedrooms and 2 1/2 bathrooms with a propane forced-air furnace, wood stove, four-inch moldings with seven-inch baseboards, original refinished fir floors, screened wrap-around porch and rear deck. Adjacent to the home is a two-car garage plus an additional one-car garage currently used for maintenance equipment. The ranch has a 24' x 56' horse barn with metal siding and roof, 6 stalls, tack room, grain room with hay storage potential, corrals with heated water stock tank. Recreation and Wildlife:
The K P Ranch is home to a variety of wildlife including mule deer, wild turkey ducks, geese, eagles, falcons and owls. In addition, the ranch is home to a variety of songbirds and has ideal songbird habitat. Fishing for Bass and Blue Gills is available in the ranch's own spring-fed pond. The area around the ranch is rich in history and provides a variety of recreation opportunities. Hawk Springs State Recreation Area and Reservoir is five miles away and offers fishing, boating, waterskiing, picnicking and camping. Several Wyoming Game and Fish "walk-in" hunting areas for Pheasant and Sharp Tail Grouse are within 10 miles of the ranch.
Water Resources:
K P Ranch has 20 acres irrigated and owns 10 shares of the Bear Creek Ditch Company, a water right that goes back to an 1891 court decree. In addition, there is a spring-fed pond ideal for fishing. Due to the configuration of the creek as it flows through the property, there are considerable benefits through sub irrigation of both sides of the creek. The ranch has one domestic/stock well with five outdoor frost-free hydrants.
