Location:
The South Canyon Ranch is located 5 miles southwest of Glenwood Springs, Colorado on County Road 134. From the west ramp in Glenwood Springs travel west 2.6 miles to the South Canyon Exit ramp, 2.7 miles on County Road 134 to the ranch entrance. The Garfield County Airport, located 21 miles west of the ranch, offers convenient private jet access. Commercial airline service is available from Aspen, Vail/Eagle and Grand Junction airports. All are a little over an hour from the ranch. World -class ski resorts of Aspen, Vail and Beaver Creek are all about an hour from the ranch. Nearly every large western Colorado ski resort is located within a day’s trip from the South Canyon Ranch.

Locale:
South Canyon is the closest valley to the west of Glenwood Springs, Colorado in Garfield County. The ranch offers panoramic views of the Flat Top Wilderness area to the north, the Hogbacks to the west, and Sunlight Ski area to the east. The Flat Tops Wilderness Area is the 2nd largest wilderness area in Colorado and features an abundance of fishing and excellent big game hunting. The ranch is located contiguous to 1500 acres of Bureau of Land Management property.

Acreage:
The South Canyon Ranch consists of approximately 1040 contiguous acres. The acreage consists of several aspen and pine covered canyons and beautiful open meadows. The vegetation is primarily Aspen trees, spruce, pinion pine, and cedar mixed with sage, oak brush and natural grasses. Elevations range between 6000 to 8000 feet. The Ranch has a BLM permit for approximately 100 AUM on approximately 1500 acres contiguous to the ranch, which also provides an extension of all recreational activities. In addition the permits allow the owners to restore and renew the pastures and grazing habitat. The ranch has perimeter and cross fencing for livestock and privacy. The owners have developed several ponds and springs, which provide water for the residence, livestock and wildlife. Additionally, South Canyon Creek, Paradise Creek, and several additional seasonal streams run through the property. Interior trails run throughout the ranch and are accessible by jeep, ATV, snowmobile or horseback.

Improvements:
A four bedroom ranch style home is situated in a meadow with a seasonal creek running through. Outbuildings include a 40 X 50 large metal equipment/storage building with a shop, a one-car garage, grain storage building, corrals and horse pastures.

Recreation:
The property has excellent hunting for elk, mule deer, black bear, mountain lions, grouse, and turkey. The hunting is enhanced by pine and aspen forests, which provide shelter and habitat. There is a considerable opportunity to expand the personal or commercial hunting potential. The fall and summer seasons offer great hiking, camping, and horse back riding. Winter activities include cross country skiing, snowmobiling, and snowshoeing on the property. The ranch provides nearby access to some of the world's greatest ski and golf resorts. Aspen, Vail and Beaver Creek are all about an hour from the ranch and Sunlight Ski Area is few miles from the ranch.

Operational Considerations:
Currently, the South Canyon Ranch is utilized as a small cattle operation. The ranch owns BLM permits for 100 AUM’s from June to October. Grazing potential on the deeded land can be enhanced through sage clearing, additional pond development and reseeding. The ranch could be optimized as a beautiful horse ranch. Currently there is a riding arena, round pen, and corrals on the property.

Water Resources:
As previously mentioned, the ranch has several seasonal creeks and several recorded springs. Several spring fed ponds provide livestock water, and a spring provides water to the main residence. There is also an artesian well located in one of the canyons on the ranch.

Development Opportunities:
Located in one of the fastest residential growth areas of the Aspen Valley, the ranch offers a multitude of developmental opportunities.
