Location
Located 18 miles west of Fort Collins, Colorado (population 118,720) set in the foothills of the Rocky Mountains. 70 miles southeast of the ranch is the major metropolitan area of Denver. The ranch is accessible via paved county maintained roads by way of Rist Canyon, County Road 52 and just one mile north on Stove Prairie Road, County Road 27 to the ranch entry. The ranch is also easily accessed just four miles south of the Poudre Canyon and U.S. Highway 14. Loveland, Colorado is just 12 miles south, on County Road 27 through Masonville to U.S. Highway 34. There is a 4,699 ft. airstrip in Fort Collins (3V5) and the Fort Collins/Loveland Airport (FNL) is between the two cities adjacent to I-25 and has an 8,500 foot runway.

Mountain Meadow Ranch is comprised of 462.36 deeded acres of which around 200 acres of the ranch is in grass (just over 100 acres is sub-irrigated). The balance of the ranch features a variety of terrain from small canyons to mountainous areas with extensive tree cover of lodge pole pine, ponderosa and groves of aspen trees. Elevations on the ranch range from 7,000 feet at the ranches entry off the County Road to 7,908 feet at the highest point.
The location of the ranch is ideal for the use and access to a significant amount of forested public land. The ranch is adjacent to the Roosevelt National Forest and is less than a mile from the Cache La Poudre Wilderness.
Mountain Meadow Ranch is part of Stove Prairie, a small mountain community well known for its equestrian properties and quality rural lifestyle. The area features the Stove Prairie School and Community Center. The school offers K-6th grade and is reminiscent of an old country school offering small class size and excellent teachers. Middle and High School is offered in Fort Collins with bus service available.
Water
Harlan Gulch and Stove Prairie Gulch are both intermittent streams which flow through the ranch. There are three spring fed ponds on the ranch along with one spring that provides some backup water piped to the improvements. The ranch has one well permit number 176176 that provides water to three cisterns for the homes and livestock areas.
Operation of the Ranch
The Mountain Meadow Ranch was purchased by the present owner in 1993 and was used as a horse breeding, boarding and training facility, along with a small herd of registered Angus Cattle. Most of the improvements on the ranch including the custom log home, indoor arena, horse barn were added after that date and are in excellent condition. There are several potential uses for this ranch. Horse training, horse boarding or a horse breeding operation would be the most natural uses with the current set of improvements. But there is much more, this ranch could support a small cattle operation, a dude ranch, retreat, hunting lodge, camp or simply a private mountain residence. Several notable dude ranch retreats with less favorable access currently thrive in the area.
Improvements
Owners Log Home (built in 1996): Custom designed, two level home consisting of 4,400 square feet built with eight inch milled Engelmann Spruce logs. Many upgrades, including native moss rock fireplace in the great room that also serves the patio. Custom fixtures throughout with Pella,Proline clad casement windows and metal-clad roofing system. The home features three bedrooms, three bathrooms with a spacious office and exercise room, either of which could be converted into additional bedrooms. Located on the lower level is a large storage room with a forced air gas furnace and a backup duct-work connected to a large alternative wood burning furnace. There is an oversized two car garage, screened porch off the master bedroom and decks of the front and rear of the home. The entire house has a zoned security system.
Horse Barn (built in 1994): Insulated steel frame building; wood-sided constructed by Barnmaster, (40X120).Seven (12X12) stalls with heat, auto-water, floor matting and outdoor steel pipe runs. The barn includes a tack room, feed room, wash area, open breeding area with hot and cold water. There is a full apartment along with an office, lab and restrooms.
Indoor Arena (built in 1997): Built by Cleary this (72X210) insulated wood frame building is metal sided with drop metal ceiling fully illuminated. The arena has a surround sound stereo system for use in training exercises. In addition to the riding arena, there are two stalls, tack room, run-in-shed, and hay storage on the east side.
Metal Work Shop (built in 1998): A Cleary building (24X72) with a (18X72) lean-to wood frame, metal sided with a fourteen foot ceiling. Within the building is a 37.5 K-W Generator.
Hay Barn (built in 1995): Steel frame, metal sided building with 16 ceiling, overall dimensions (30X60).
Guest Home: Wood frame construction, consisting of three bedrooms, one bathroom, kitchen, dining and living room with a one car garage.
Caretakers Home: A 2,016 square foot home featuring four bedrooms and three bathrooms, living, dining along with a 10X60 redwood deck. Nearby is a log barn, open front shed, loafing shed and other storage facilities.
