Location
Inwood Ranch is located in the foothills of the Cascade Mountain Range. The ranch is nestled in Inwood Valley, 25 miles east of the bustling town of Redding and Interstate 5, just off State Highway 44 down Inwood County Road. Highway 44 is the main entrance to Mt. Lassen National Park. The small town of Shingletown is 9 miles away, a quick trip for daily necessities. Redding has a commercial airport, great restaurants and shopping outlets with most of the major national chains well represented, and is one of the fastest growing cities in northern California. The close proximity to Redding makes it ideal for comfortable town living while offering the privacy and luxury of country living. It has a qualified medical and legal community and direct flights to Los Angeles.
Area
The foothills of Mt Lassen in Shasta County are one of the most picturesque and unspoiled areas remaining in California. The ecosystem is characterized by beautiful timberlands with intermittent meadows, meandering creeks and small lakes. Climate
The Inwood Valley is located in a banana belt where everything grows with the exception of citrus and tropicals. The ranch is situated between 1800 and 2200 feet in elevation affording cooler summers and mild winters. Rich volcanic soils with warm temperatures during the day and cool temperatures at night make excellent grape growing conditions for the ten acre vineyard. The average climate for Redding, California is 76 degrees F for the annual high and 51 degrees F for the annual low temperature. January temperatures range between 37 and 54 degrees, and July ranges between 68 and 98+ degrees. Average precipitation is around 40 inches in Redding. Given the rise in elevation of this ranch, temperatures will be slightly lower and rainfall averages will be slightly higher.
Acreage
Inwood Ranch consists of 1,320 beautiful rolling California foothill acres. Bear Creek runs through the property for one mile. Sheridan Creek runs through the southern portion of the ranch for 1 and ½ miles and Shingle Creek passes through the southeast corner. The improvements are on the southern end of the ranch just off Inwood Road. An attractive lane leads to the cozy farmhouse encompassed by lush surroundings, a spring fed pond, lavender fields, a beautiful old barn and a ten acre vineyard of Merlot grapes. Above the vineyard is a large pond surrounded by mature trees and irrigated pastures. There is approximately 150 irrigated acres around the improvements on the south end of the property. A ridge of grassland pasture separates the north and south portions of the ranch. As you continue north, you descend into the Bear Creek Canyon. The northernmost section of the ranch extends one more ridge beyond the canyon and is backed by BLM land to the northwest.

Operational Considerations
Inwood Ranch is currently operated as a diversified cattle operation, lavender farm and vineyard. Cattle are grazed in the summer season on the irrigated pastures, and wintered on the oak covered hill pastures. The ranch has a 10-acre merlot vineyard grown on vertical trellising. Most of the vines are eight years old. Production could be as high as eight tons per acre. Currently it is producing three to four tons per acre for higher quality. Irrigation is done with overhead sprinklers with water from the upper pond. This is an ideal location for a boutique winery. Additionally, the ranch has the history and the soils to be a top quality organic farming operation. Currently the ranch has one acre of lavender that is processed and taken to a nearby distillery for extraction of organic essential oil. Inwood Ranch could also be easily converted to a showplace horse operation. Redding is a popular horse area and has a $30 million equestrian center planned. Access to the I-5 corridor makes Inwood an excellent location for any kind of commercial operation, yet the aesthetics and privacy of the ranch offer the quintessential California lifestyle.
Water Resources
Inwood Ranch is blessed with abundant water resources. There are several creeks, springs, ponds and a large reservoir on the property with water rights coming from the south fork of Bear Creek.

Hat Creek, Fall River and the Pit River are all located within an hours drive through some of Californias most spectacular scenery. Mount Shasta Ski Resort and all the amenities of the quaint town of Mt. Shasta are one hour and 15 minutes away. Lakes McCumber, Grace and Nora, Battlecreek Reservoir and Hat Creek attract anglers from around the country. Only 19 miles from the entrance to Lassen National Park, Shingletown residents can enjoy camping, sightseeing, back packing, fishing, picnicking, skiing, lectures and more. For rodeo lovers there is the Redding Rodeo and Red Bluff Bull Sale. Redding also offers excellent theatre and music. Other amenities include Turtle Bay arboretum and museum; the glass sundial bridge designed by world-renowned Spanish architect Santiago Calatrava, the poet of glass and steel. One reaches the Pacific Ocean and Trinidad Beach on HWY 299 through the Trinity Alps and the Trinity River known for its rafting.
