Location
Fazenda das Pedras is located in south central Colorado in the Wet Mountain Valley, just north of the quaint mountain town of Westcliffe, county seat of Custer County, population 3,860. The ranch is 90 minutes from Colorado Springs, with its international airport, restaurants, hospitals and complete shopping and entertainment services. The ranch is at the base of the 14,000 ft. Sangre de Cristo Mountain Range which offers miles and miles of creeks, streams and high mountain lakes. A short drive east to Interstate 25 provides north/south access with the New Mexico state line only 60 miles south.

Property Details
Fazenda das Pedras is situated on 140 acres at an average elevation of 8,700 ft. The ranch is 60 percent tree covered in ponderosa, juniper, pinion, aspen and cottonwood. Views of the surrounding mountains are superb and the ranch features its own circulating stream with cascading waterfall. The ranch makes for an ideal horse setup, fenced and cross-fenced into six individual pastures with water and complimenting improvements. Improvements
The main residence is a stunning 7,000 sq. ft. three level log home with steel roof, crafted as a mountain ranch estate. Decks on all sides take in the surrounding views and look over the circulating stream with three cascading waterfalls directly behind the home. Recreation/Area
Westcliffe has tradionally been a rural ranching community, but most recently has become known as a renowned art center. New shops and restaurants have come to the downtown area offering area residents greater selection and entertainment. Within two miles of the property is the St. Andrews of Westcliffe golf course. The area is known for its cool summers and mild winters, boasting 320 days of sunshine per year and very low humidity. Fishing is available at all the high mountain lakes or nearby Arkansas River and Grape Creek with exceptional wildlife including elk, deer and bear. Right nearby one can ride the rainbow trail, a 126 mile horse and foot rail that traverses the Sangre de Cristo Mountains.

The ranch is served by two wells, one at 338 ft. and the other at 440 ft. each producing 7.5 GPM. Three septic systems, three phone lines with back up power by a 15,000 KW generator. Real estate taxes per year $4,925.00.
