Colorado Fishing Ranch on the Bear River

With over 1,200 feet of both sides of the Yampa (Bear) River and access to over a mile of water, the 43-acre Bear River Ranch is an outstanding angling property located just seven miles west of Steamboat. A wood-frame outfitter’s wall tent overlooks the Yampa River; it’s a great place to host a summer evening dinner party or relax under the covered awning. Water rights provide irrigation for the grass hay meadows, which are in excellent condition. The property is convenient to the regional airport and to Steamboat with its quaint shops, wide range of dining options and great skiing.

Easily accessed via paved U.S. Highway 40, the ranch is located 7 miles west of the resort town of Steamboat Springs. The regional airport is another 12 miles west of the ranch. The property on the south side of the river is a steep hillside that is densely covered in pine trees; it is a haven for wildlife, providing heavy cover in an area with little overall protection for wildlife. The hillside towers over the property land on the north side of the river which adds an element of privacy and protection that is unique among local river parcels.

Saddle Mountain is a local landmark with a distinct saddle-shaped profile. The north facing slope, loaded with dark timber, is a stark contrast to the rolling pastoral hills that meet at its base. The immediate neighborhood consists of luxury homes located along the Yampa River. The Yampa Valley Regional Airport with daily flights to Denver International Airport is less than an hour’s drive. During the ski season, direct flights are available from Atlanta, Chicago, Dallas/Ft. Worth, Houston, Newark, New York City, Minneapolis, and Los Angeles. Steamboat Springs, with a population of about 12,000 is a friendly resort community that features many amenities found in larger towns. The Yampa Valley Medical Center, constructed in 1999, is a full service acute care hospital. The Bud Werner Memorial Library, recently constructed following an $11,000,000 voter-approved tax is a 28,000 s.f. state of the art facility. Colorado Mountain College, an established community college, continues to experience growth and success and recently added two 4-year degree programs.

Bear River Ranch consists of 43.20 acres bisected by 1,200 feet of the Yampa River. The acreage north of the property is Saddle Mountain and steep and densely forested. The portion lying south of the river is level and consist of lush, irrigated hay meadow. An outfitters wall tent with wood frame and floor is situated among the cottonwood trees.
Steamboat has four distinct seasons, each with its own display of color. Summers are mild and green with the average maximum temperature just below 85 degrees. The average temperature in January, typically the coldest month, is about 1 degree. Spring comes in April as the rivers swell with melting snow and flowers and tree buds emerge. Fall has a brilliant display of gold colors, attracting visitors from all over. Annual precipitation averages 24 inches and comes mostly in the form of snowfall, roughly 167 inches per year.
No improvements exist on the property. The covenant-controlled neighborhood consists of six lots along the river. Several of the lots have luxury homes.
Operational Considerations:
The Bear River Ranch has been enjoyed as a multi-generational recreation retreat by the Sellers. Fishing along the Yampa has been the main attraction; along with the use of their 1,200+ feet on their own property, there is access to over a mile of the river as a part of the subdivision ownership. Hunting on the south side of the river is allowed on each individual property. Although only a portion of the property is irrigated, the soil is fertile and the production is very good. Several trailheads leading into the Routt National Forest are within 10 miles of the property.
Water Resources:
The Yampa River flows through the property, providing excellent angling for rainbow, brook and brown trout.
Irrigation water consists of 1.5 c.f.s from the Hensen Enlargement of the Felix Borghi Ditch that supplies water to three of the lots in the subdivision. Appropriated 5/1/1995; Adjudicated 6/23/1997.
Fishing for rainbows and browns along the Yampa River is excellent. This stretch of the river is slightly cooler being just below the confluence of the Elk and the Yampa Rivers.

Broker’s Comment:

Bear River Ranch is prominent among many land parcels in the area; it has a hard-to-find combination of ski area views, productive meadows, timber covered slope and private river frontage just below the confluence of the Elk and Yampa Rivers. Properties with significant live water have held their value and have remained fairly consistent in value and sales activity. Steamboat Springs is an easy 10 minute drive to its fine restaurants, boutique shops and powder skiing. Bear River Ranch is an excellent base property to enjoy the outdoors and experience this part of Colorado’s Rocky Mountains.
