The Blue River Fishing Ranch lies along Colorado’s legendary Blue River, approximately 30 miles north of Silverthorne in north central Colorado. The property is located directly off U.S. Highway 9, providing year-round access, in a valley bounded by the Williams Fork Mountains on the east and the Gore Range on the west. The small town of Kremmling is 5 miles to the north, providing easy access to groceries and other basic services. Drive time from Denver via I-70 is about one hour and 45 minutes. The Blue River Fishing Ranch is centrally located in Colorado Ski Country and is convenient to six major ski areas including Vail, Steamboat and Winter Park. The ranch is only 10 minutes from the Kremmling Airport, which has a 5,100 ft. runway and can handle even the largest private jet aircraft. Commercial fights also are available via either the Yampa Valley Airport or Denver International Airport.

The hay meadows are ideal for close-in cross-country skiing in the winter and both Latigo Ranch and the Devils Thumb Nordic Center are nearby and offer literally miles of groomed cross-country trails.
The Colorado River is less than five miles away and offers white water rafting, kayaking and numerous other fishing opportunities. There are also three large reservoirs (Green Mountain Reservoir, Wolford Mountain Reservoir and Williams Fork Reservoir) within approximately ten miles of the property, all of which offer lake fishing and an array of boating activities.
Fishing and Wildlife
Long ranked as gold medal trout waters, this stretch of the river produces numerous rainbow and brown trout in the 22-30 inch range. Only catch and release fishing has been allowed on the Blue River Fishing Ranch.
In addition to fishing, an abundance of wildlife frequents the ranch. Elk, whitetail and mule deer are regularly seen on the ranch, and black bear and moose also have been sighted. The river and onsite wetlands attract numerous waterfowl. There is a great blue heron rookery at the south end of the hay meadows. Redtail hawks, kestrels, golden eagles and bald eagles nest on the property and nearby.
Improvements and Current Operations
The Blue River Fishing Ranch has been in the same family for over 30 years. Pride of ownership is apparent, especilly with the care of the river. There is a comfortable and functional two-level residence, approx. 2800 sq. ft. with five bedrooms and two baths, that was extensively remodeled in 1995. Nearby is a 100-year-old historic log barn. A new cement foundation has been placed under the barn to ensure its longevity. A buyer could use the existing residence as is, or build their own custom home on any one of several outstanding building sites. In that case, the existing residence would be ideal for a caretaker or manager.
The ranch has granted an exclusive fishing lease to a premier Colorado fishing lodge for the past twelve years. A new owner could maintain this lease for its income potential or terminate it and preserve a totally private fishing experience.
The ranch produces approximately 100 tons of hay per year and typically leases its hay and grazing operations to a neighboring ranch.
