Located just minutes from Colorado Springs with spectacular views of the Pikes Peak Mountain Range and the Front Range, this 40-acre income producing equestrian property is both a turnkey business and residence. Location and Area:
H2 Ranch is located within 20 minutes of downtown Colorado Springs or within 45 minutes of downtown Denver. The town of Monument is about 15 minutes away. This area of Colorado has milder winters than the higher altitude mountains of Colorado, but there are fantastic views of the Pikes Peak Range and the rolling hills of the Front Range from the property. Colorado Springs is said to have an average of 300 days of sunshine per year. There are many horse ranches in this area due to the good soil and moderate climate. A number of public hiking, bicycling and horseback riding trails are within a short distance of H2 Ranch.

The 40-acre H2 Ranch is surrounded by mostly rolling grasslands but is relatively flat where the improvements are located. The private drive to the home from the county road is asphalt with additional parking. Views of the Pikes Peak Mountain Range are fantastic from the headquarters of the ranch. The acreage is perimeter fenced and cross fenced.

The climate of the Colorado Springs area is typical of Colorado at 6,035 feet of elevation. There is an average of 300 days of sunshine per year with 16.5 inches of annual rainfall and 41 inches of snowfall per year.

The stucco exterior home on the H2 Ranch has 4,318 sq.ft. spread over three different levels. Complementing the property is an asphalt driveway with extra asphalt parking near the home. The home has 4 bedrooms, 3 ½ baths, radiant floor heat, stereo system throughout house, all solid wood doors, oak wood floors and a central vac system. There is a three car heated garage also attached to the house. The lawn has a sprinkler system. The property is serviced by one water well, but there is a second water well on the property that is not in use. On the property is an 80’x120” indoor arena with 12 horse stalls and a 40’x50’ historic barn that is 115 years old. Also on the property are three loafing sheds that are 32’x12’, 10’x14’ and 12’x24’ along with 11 outdoor paddocks. There is a 60’ in diameter round pen and a 120’x210’ arena with a roping chute. General Operation:
This ranch is income producing by stall, paddock and pasture rental to horse owners. The owners have also rented to travelers as a horse hotel with bed and breakfast.

Water Resources:
One water well services the property, but there is a second backup well that is not in use.

Recreational Opportunities:
H2 Ranch is mostly designed for equestrian use by professionals and or recreational horse enthusiasts. The property has an indoor and an outdoor arena as well as 23 horse stalls or paddocks. The acreage is horse fenced and cross fenced. Many public horse trailheads and trails are within a short drive. Most of these trails can also be used by hikers and bicyclists. For the snow skiers, there are many ski resorts to pick from within a two-hour drive of the ranch.

Property taxes for the H2 Ranch are only $1,600 per year due to the agricultural exemption on the property.
