Built in 1996, the main residence is surrounded with extensive landscaping, automatic sprinkler system, drip irrigation, gardens and patios. The outdoor living area provides a spectacular setting with unobstructed views of the Pine River and lush valley. Water and Mineral Rights:

Irrigation is primarily flood irrigation from lateral ditches off the main Sullivan Ditch which dissects the property. The pasture closest to the county road is alfalfa, a dry land crop. Hay is produced on the remainder. On a typical year the hay and alfalfa production will bring in $5,000 to $6,000 revenue, however, it has been as high as $12,000. Approximately 1 cfs of water plus an additional allowance from the Pine River Irrigation District. Domestic water is delivered by domestic wells –there are three on the property – two have strong production. Fifty percent of the mineral rights will be conveyed with the sale.
