Location:
The Saint Charles River Ranch is located seven miles south of the town of Pueblo, Colorado, off of Interstate 25. Pueblo is 45 miles south of Colorado Springs and 115 miles south of Denver. The Pueblo Memorial Airport is an easy 20 mile drive and offers private air service. Burnt Mill Road, which borders the ranch to the north, is a paved, maintained road which gives the property year-round accessibility.

Climate:
At 5,000-5,100 feet elevation, Saint Charles River Ranch has an ideal high desert climate with mild winters. The surrounding Pueblo County area is semi-arid with low humidity. In the cold months, low temperatures average around 15 degrees with highs in the mid 40s. In the hot months, low temperatures average in the 60s with average highs in the mid 90s. The area has 300+ days of sunshine a year. The annual precipitation is 12” in normal years with 33” of snowfall.

Improvements:
The ranch has an improved and immaculately maintained 4-bedroom, 2-bath 2,128 sq. ft. 1996 modular home. A 5,974 sq. ft. Cleary Barn includes a 2,560 sq. ft. enclosed shop, 2 walk-in coolers, 6 pipe runs with automatic waters, and a 42 ft. covered round pen. Also on the property, the original 1938 homestead gives the property a historic presence. The original structures are in good condition and include a 5-room, 1-bath house, blacksmith shed, and storage shed. A renovation project has been started on the original home. Additional pens, sheds, bins, and structures are located on the property and most are in working condition.

Operational Considerations:
Saint Charles River Ranch is currently used for a livestock operation. With the irrigated river bottom pasture and the existing improvements, this property has a lot of potential. The irrigation well is allowed to irrigate 168 acres, 364 ft. deep, and rated at 120 GPM. Both wells have electricity to them.
