The ranch consists of 267.71 acres and sits at 9,300 ft. elevation with over a mile of Michigan Creek that meanders through the middle of the property. Most of the ranch is sub-irrigated and grows on average 60-90 tons of hay annually. The high altitude summer climate of South Park, with cool nights and warm days, produces some of the most superior and nutritionally valued hay in the state. In 1876, South Park was known as one of the principal hay producing regions in Colorado.Climate:
Park County weather can be delightful with summer days in the 70s and cool, crisp nights. The average high temps in January are just below 30 degrees. At these high elevations and clear skies, the sun’s rays are more direct and with over 300 sunny days a year and low humidity, it makes both high and low temperatures more comfortable, especially in the sun. The annual precipitations in South Park is 14 inches and average snowfall is near 84 inches.

Improvements:

Water Resources:
Slash H Creek Ranch has abundant water including a spring on the property along with over a mile of Michigan Creek. Michigan Creek is one of the best fisheries in South Park with unsurpassed fishing opportunity; there are strong populations of browns, brook trout and a few rainbows. The Rocky Mountain Angling Club (RMAC) currently leases the water for catch and release fly-fishing only using barbless hooks. This is also a source of good income if a new owner desires.

Wildlife Resourses:
In addition to fly-fishing on and near the Slash H Creek Ranch, South Park is home to one of the largest elk herds in Colorado. Large herds of elk are routinely seen on the property along with a resident herd of antelope that make this area their home. Priority landowner tags are available from the Colorado Division of Wildlife for this Trophy GMU Unit 50. Just minutes from the Ranch are over a million acres of the Pike National Forest with unlimited acres of unspoiled and untamed rocky mountain lands.
