Working Colorado Cattle Ranch and Production Ranch
Set in the historical San Luis Valley along the Sangre De Cristo Range, 156 miles southwest of Denver is the picturesque Slash LD Ranch, permitted for operating 1,100 animal units. The ranch consists of 1,615 deeded acres and 640 state leased acres* north of Villa Grove with a 3,740 sq. ft. custom log home, manager’s house, bunkhouse, barns and corrals and over 26 CFS worth of water rights from San Luis, Spring, Butterfly, Nieland and Rock Creeks which date back in priority to 1880. The ranch has two summer permits – one of them is right out the ranch’s gate – along both sides of the highway up to Poncha Pass for 350 pair. The second permit is in the Saguache Park Forest Area; a highly desired summer grazing area that allows 750 pair, permits combined over 140,000 acres. The ranch has historically placed cattle on the permits in June, coming out in the fall and selling weaned calves averaging 550-600 lbs in Oct/Nov. Bred cows are wintered and calved on the ranch’s south unit near Moffat, 30 miles to the south which consists of 2,122 deeded acres and 800 state leased acres* with a complete set of pens and open faced sheds fenced into 13 pastures with 17 water wells adjudicated for 393 GPM of water for livestock. All of the wells are artesian. Slash LD Ranch is convenient to the Front Range in a marvelous setting with production and wildlife. *State Lease Assignment: This property has a lease on 1440 acres of adjoining State Trust Land. This lease may be assignable to the purchaser subject to the written approval of the State Land Board.
