Location

Aspen Airport is just 12 miles from the ranch and Glenwood and I-70 access is 28 miles. Additionally, Starry Pines is located just a few minutes from one of the best private golf and fishing clubs in the Roaring fork Valley, The Roaring Fork Club.

Area
Snowmass Creek Valley has become some of the most sought after real estate in the Aspen area due to its natural beauty and proximity to Aspen. The valley follows Snowmass Creek from Capital Creek to the bottom of Snowmass Ski Area. In the summer there is unlimited access to hiking, biking and horseback trails into the surrounding mountains and National Forest in every direction. The ranch features fantastic views of the surrounding mountains and access to the beauty and recreation amenities of nearby Capital Creek, one of the most picturesque areas of Colorado.

Acreage
The 35 acre mostly rectangular site stretches along Snowmass Creek Road for approximately 800 feet, then stretches north almost 1500 feet across Snowmass Creek to open space and BLM lands, insuring the utmost privacy along the river. A long lane leads to the buildings, set along a plateau overlooking Snowmass Creek, from an attractive stone entrance. There are approximately 25 acres of lush hay meadow between the road and the buildings that is irrigated with 1.5 CFS of senior water rights out of Snowmass Creek. The more than adequate water rights also offer the possibility of creating a sizable lake on the property. The improvements are well sited to capitalize the creek frontage as well as the views yet maintain privacy. The area along Snowmass Creek features towering pines and cottonwood trees along both sides of the creek and a footbridge leading over a nice size trout pond in a magical setting complete with hammock and generous fire pit for enjoying the beautiful Colorado evenings.

Improvements

The 3700 square foot home was built in 1982 and features four bedrooms, three and one half baths and an open floor plan with a generous fireplace and vaulted ceilings in the living and kitchen area. A moss rock wall separates the living area from the open kitchen and there is a large wrap around porch overlooking the creek with access off the living area or kitchen. The dining area has large windows that capture the valley view to the south and fill the area with morning sun. The downstairs master has a separate office/sitting area and there is an additional bed room with separate entrance on the lower level. The two ground level guest rooms are private and sunny and feature picture windows with mountain and valley views.

There is a guest house that features two separate one bedroom living spaces with walk out porches overlooking Snowmass Creek. The ranch manager lives in the upstairs unit and the lower is used as a rental unit. Between the house and guesthouse is a small very attractive horse barn, tack room and hay storage area complete with old fashioned well-used hitching post. Horse improvements include five sheds, paddocks, arena, round pen and fenced pastures for your horses.

Operational Considerations
Starry Pines is currently operated as a bed and breakfast and horse ranch. The horse facilities are used both privately and as a horse training facility operated by well know horse trainer Franklin Levinson, originator of “Training Thru Trust” and author of numerous articles on his gentle and effective training methods. Franklin would be available to stay on with the new purchasers of Starry Pines if they so desired. Additionally, outside horses are boarded on the ranch. The ranch has access to numerous riding and wilderness trails. Starry Pines is located across the road from the 1000 acre Windstar Nature Conservancy founded by John Denver where the Starry Pines horses are welcomed. The immense White River National Forest as well as the vast Maroon Bells-Snowmass Wilderness are a mere few minutes drive away for easy trailering.

Recreation
Starry Pines Ranch is located in one of the most significant recreation areas in the United States. The recreation amenities in and around Aspen are second to none.
