Located 12 miles from Hamilton and 18 miles from Gatesville, The Old Ranch is about 115 miles north of Austin, about 40 miles west of Waco and within two hours of Dallas and Fort Worth with 25-mile views on a clear day. The ranch has a variety of trees including live oaks, post oaks, scrub oaks, Spanish oaks, pecan, elm, mesquite and other trees. The acreage has the right mixture of trees and cover with open space for cattle grazing as well as protection for the wildlife. Dave’s Creek runs through the ranch for over one mile. The creek runs clear most of the time and helps keep the seven ponds and lakes (livestock tanks) full of water. Most of these ponds and lakes are stocked with fish.

Built with entertainment in mind, the fully furnished 2,852 sq. ft. lodge has an 850 sq. ft. front porch running the entire length of the front of the lodge offering spectacular views. An outdoor covered 513 sq. ft. living space provides additional entertaining area. The large den has a fireplace at one end and a pot belly stove at the other near a pool table. There is a large bar and a kitchen with two large stainless steel sinks, a 6-burner Imperial stainless steel gas stove, lots of counter space and a very large stainless steel refrigerator. The lodge has five bedrooms and two and one half baths, central heating and cooling. Also at the ranch headquarters near the lodge is a four car carport, a 900 sq. ft. skinning shed and 418 sq. ft. water well pump house with a 1,500 gallon cistern.

The ranch has a set of working corrals made out of pipe and a 4,644 sq. ft. livestock shed adjoining the corrals. The property includes deer stands, feeders, additional structures, internal roads and perimeter fencing.

Water Resources:
The Old Ranch is well watered from Dave’s Creek, seven ponds and lakes. The property has community water available at the front gate but the owners have never connected to the community water system since the well has always produced adequate water for the headquarters.

Wildlife and Fishing Resources:
White-tailed deer, hogs, squirrel, ducks, turkey, and dove are plentiful on the ranch. Duck hunting and fishing are excellent since most of the ponds and lakes are stocked with fish.
