Located just southwest of the town of Grand Lake, the wonderful Grand Lake itself and Lake Granby as well as the west entrance to the spectacular Rocky Mountain National Park, in Grand County, Colorado, just over an hour drive from Denver. Situated 11 miles southwest of Grand Lake on Grand county Road 41, not far off U.S. Highway 40, 27 miles to Winter Park/Mary Jane Ski Area and 15 miles to Sol Vista Ski Area. The property is within 3 miles of the world famous C Lazy U Guest Ranch and 22 miles from the Devil’s Thumb Nordic Ski Area and exclusive 4 Star Spa and Resort. The property is five minutes to Lake Granby, Grand Lake and Shadow Mountain Reservoir plus another 5 minutes to Rocky Mountain National Park.
The land consists of 174 acres made up of four and one-half 40-acre tracts (less the county road right of way) running in a line east to west. The land climbs from meadows adjacent to the county road up to the peak of Trail Mountain. Most of the ranch is heavily forested and aspen trees predominate. Elevations vary from 8,600′ to 9,367′ on the property. The property is fenced on two sides.
Domestic wells can be drilled on each 40-acre parcel with no special permits or water rights required.
Trail Mountain Ranch is incredible elk and mule deer country that affords important wildlife habitat as well as big game hunting and wildlife viewing. The ranch is a refuge between the C Lazy U Guest Ranch to the south and the Gold Run elk corridor to the northwest. Being adjacent to 500 acres of BLM property (which the Trail Mountain Ranch owners are free to use but which is not accessible to the general public) makes the ranch functionally more than double its size. During hunting seasons, the game animals are pushed onto Trail Mountain Ranch in large numbers.
Everything that the Colorado mountains has to offer for recreation is nearby, from world-class skiing at Winter Park, family skiing at Sol Vista, golf at Pole Creek, cross country skiing at Snow Mountain and Devil’s Thumb, gold medal trout fishing on the Frasier and Colorado Rivers, horseback riding and hiking all around, boating on Grand Lake, mountain biking on the well developed trail system around Winter Park, snowmobiling throughout Grand County, river rafting and kayaking to big game hunting.
