One of the Country’s Top Golf and Skiing Communities. Golf Digest rates Vail and Eagle County among the best golf communities in which to live. Golfers will find nine PGA courses that are as scenic as they are challenging. Last season, SKI magazine again named Vail Mountain the #1 ski mountain in North America and Beaver Creek has world class skiing only 35 miles from the ranch. Known for more than 30 years for its world-class skiing, Vail has evolved into a year-round resort community called the Vail Valley. Now, the communities of Avon, Arrowhead, Beaver Creek, Cordillera, Eagle, Eagle-Vail, Edwards, Minturn, Vail and Wolcott offer wonderful recreational opportunities both winter and summer.

Improvements:
Improvements are a small sportsman cabin located near Willow Springs in a grove of Aspen trees and two abandoned historic cabins. The hunting cabin has generator power and propane for heating and backup lighting.

Recreation:
The property has excellent hunting for elk, mule deer, black bear, mountain lions, grouse, and turkey. The hunting is enhanced by pine and aspen forests, which provide shelter and habitat. There is a considerable opportunity to expand the personal or commercial hunting potential. The fall and summer seasons offer great hiking, camping, and horse back riding. Winter activities include cross country skiing, snowmobiling, and snowshoeing on the property. The ranch provides nearby access to some of the worlds greatest ski and golf resorts. Aspen, Vail and Beaver Creek are all about an hour from the ranch and Sunlight Ski Area is few miles from
the ranch.

Operational Considerations:
Currently, Wilderness Ranch is utilized as a small cattle operation. The ranch owns BLM permits for 100 AUM’s from June to October. Grazing potential on the deeded land can be enhanced through sage clearing, additional pond development and reseeding. The ranch could be optimized as a beautiful horse ranch. Currently there is a riding arena, round pen, and corrals on the property.

Water Resources:
As previously mentioned, the ranch has several seasonal creeks and several recorded springs. Several spring fed ponds provide livestock water, and a spring provides water to the main residence. There is also an artesian well located in one of the canyons on the ranch.

Development Opportunities:
Located in one of the fastest residential growth areas of the Aspen Valley, the ranch offers a multitude of developmental opportunities or conservation easement potential.

Brokers Comment:
Wilderness Ranch is a unique opportunity to own a large parcel of wilderness high country close to some of the world’s top ski resorts. Views from the ranch are spectacular and potential as a wildlife ranch is unequaled for this area. There is also an excellent opportunity for a conservation easement or direct sale to the government given the unique location of the ranch. The ranch has great potential as a “retreat” mountain ranch. Additionally there is development potential given the ranch is only 2 miles from power and year round access is possible.
